Responsibilities

• Plan, schedule, and supervise the maintenance staff in daily activities including maintenance, installation, repairs, service requests, turns, cleaning of grounds and common areas.
• Hire, train, and develop maintenance staff, ensuring company policies, procedures, and safety practices are followed.
• Conduct safety inspections, correct unsafe practices, and train staff on safety and handling of chemicals, supplies, and equipment.
• Lead safety and department meetings, coordinate with vendors and contractors, and maintain departmental budget.
• Prepare project specifications, negotiate bids, inspect work, and ensure quality and compliance.
• Order supplies, maintain inventory, and ensure timely completion of service requests and maintenance projects.
• Troubleshoot and train staff on trades such as electrical, plumbing, HVAC, etc.
• Adhere to safety policies, OSHA regulations, and company standards.

Qualifications

• Minimum 5 years’ related maintenance experience, property management experience preferred.
• Proven leadership skills for supervising large teams.
• Knowledge in electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
• Certifications in HVAC and EPA preferred.
• Effective communication skills, basic computer skills, and a valid license may be required.
• Availability for on-call, emergency, and off-hours work, and ability to lift up to 50 lbs.
