Purpose of this position: The Maintenance Supervisor is responsible for maintaining the entire living center building and grounds according to Heritage Property Management standards and in full compliance with Fire Services, Life Safety Codes, HFA Licensing regulations, and local ordinances.

Qualifications: Experience in maintenance of apartment or senior care, healthcare, or other residential/institutional properties; ability to read, write, and follow directions; maturity and effective interpersonal skills; attention to detail; ability to work independently and in a team; experience with senior populations, especially frail elderly or those with dementia, is helpful.

Essential Functions:

1. LIFE SAFETY: Ensure ongoing compliance with Life Safety Code, conduct emergency, life safety, and elopement drills. Train staff in emergency procedures. Oversee fire, weather, and disaster preparedness, including inspections and system maintenance. Maintain Silversphere system.
2. PREVENTIVE and ROUTINE MAINTENANCE: Ensure all equipment and systems are operational. Schedule and perform repairs via work orders, prioritizing emergencies. Notify residents or supervisors of delays. Conduct seasonal water shut-off training and safety inspections of resident belongings. Treat decorative items with flame retardant and maintain records.
3. BUILDING AND GROUNDS: Oversee apartment turnovers, grounds care (contracted out), snow removal, fountain maintenance, and exterior inspections. Ensure safety and proper signage, and document services as required.
4. Maintain compliance documentation for relevant agencies.
5. Be on-call for building emergencies.
6. Perform other duties as needed to meet center goals.

Secondary Functions:

1. Represent the living center positively.
2. Conduct annual apartment inspections.
3. Assist with furniture moves and event setups.
4. Manage vending machines and event logistics.
5. Ensure compliance with operational policies.
6. Participate in community and staff events and on-call rotations.

General Responsibilities:

1. Maintain communication with the Maintenance Specialist.
2. Participate in safety drills and training.
3. Report hazards and resident concerns promptly.

Code of Conduct:

Physical and Mental Requirements:

• Ability to walk, stand, bend, lift up to 100 pounds, and work in various temperatures and spaces.

• Valid driver’s license and ability to drive as needed.
