Job Summary

The Maintenance Supervisor is responsible for the overall maintenance of buildings, grounds, and equipment. This position is governed by state and federal laws and agency/institution policy.

Key Responsibilities
  1. Supervise subordinate carpenters, electricians, plumbers, groundskeepers, maintenance repairmen, and custodial staff by establishing work schedules, assigning duties, and reviewing work.
  2. Interview applicants and recommend hiring, training, and performance evaluations for skilled workers.
  3. Participate in preventive maintenance activities and supervise structural repairs.
  4. Inspect heating, cooling, and electrical systems regularly.
  5. Develop annual preventative maintenance schedules and assign work orders.
  6. Coordinate work with employees and outside contractors, including requisitioning supplies and maintaining inventory.
  7. Provide in-service training on equipment, safety, and procedural changes.
  8. Conduct on-site inspections for quality and safety compliance.
  9. Monitor building and grounds for safety and security, checking systems like emergency lights, smoke alarms, and fire extinguishers.
  10. Perform other duties as assigned.
Knowledge, Skills, and Abilities
  • Knowledge of maintenance techniques and equipment.
  • Knowledge of inventory control and purchasing procedures.
  • Supervisory practices and procedures.
  • Ability to operate and repair electrical and mechanical equipment.
  • Ability to conduct compliance inspections.
  • Ability to plan and oversee work of staff.
  • Ability to maintain supplies and inventory records.
Minimum Qualifications

High school diploma or equivalent plus five years of experience in skilled trades, including at least one year supervising workers. Additional qualifications may be reviewed and approved by the Office of Personnel Management.
