Job Title: Maintenance Supervisor

Position Overview

The ideal candidate is a working supervisor with over 3 years of maintenance supervisory experience, strong skills in HVAC, plumbing, and electrical work, and holds HVAC and CPO certifications. Yardi experience is a plus.

Job Summary

The Maintenance Supervisor ensures timely and correct completion of maintenance requests and repairs, inspects grounds and community features, manages the maintenance team, coordinates with vendors, and oversees supply orders.

Responsibilities

• Assigns and completes work orders and service requests
• Orders equipment and supplies within budget
• Inspects make-readies before move-in
• Maintains property logs (refrigerant, pool chemicals, mold)
• Resolves escalated maintenance issues
• Coordinates outside vendors
• Participates in on-call rotation and responds to emergencies
• Adheres to safety and Fair Housing policies
• Supervises staff, including interviewing, performance appraisals, coaching, and training
• Performs other duties as assigned

Qualifications

• Over 3 years of supervisory experience in property management preferred
• At least 5 years of maintenance experience preferred
• HVAC Certification (Type 1 & 2 or Universal) required
• Certified Pool Operator (CPO) preferred
• Proficiency in plumbing, HVAC, electrical, and appliance repair
• Computer skills, including property systems (Yardi, Entrata, HappyCo) and Microsoft Office
• Valid driver's license and insurance may be required depending on property

Physical and Environmental Demands

Requires constant walking, standing, and sitting, with frequent climbing, bending, and lifting up to 50 lbs. Work includes indoor and outdoor conditions, exposure to weather, mechanical parts, chemicals, and noise.
