Description
We are seeking a qualified Maintenance Supervisor to lead our maintenance team. Below is a listing of activities, duties or responsibilities that are required of the employee. Duties, responsibilities, and activities may change, or new ones may be assigned at any time with or without notice.
Key Responsibilities
- Oversee a community (i.e., market surveys/strategies, provide property management insight/input to construction team or contractor, walk apartments, punch-out, etc.)
- Leads the maintenance team selection/interview process. Recruits, hires, and trains all service staff in partnership with Property Manager
- Supervise and direct all aspects of maintenance operations at the community including delegating, supervision, and scheduling of maintenance staff, training, developing, mentoring, and providing coverage for absences, vacations, etc.
- Responsible for maintaining adequate inventory of supplies for repairs, while monitoring monthly maintenance budget and provide input to Property Manager for determining budget needs
- Preparation and execution of annual maintenance budget, and execution of capital projects and preventive maintenance
- Maintain overall organization and cleanliness of work areas and maintenance shops
- Identify any issues regarding safety, hazardous conditions or maintenance needs in the community and correct them or report them to the Property Manager
- Manage the make ready process by walking vacant apartments after move-out to determine make ready needs, communicating with vendors and monitoring progress, ensuring that all repairs and replacements are completed, and notifying the Property Manager when the make ready process is complete
- Must be knowledgeable and adhere to Sexual Harassment and Fair Housing Guidelines
Job Requirements
- Must be able to troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, all major appliances, pool equipment and other systems on property (gates, phone jacks, irrigation systems, etc.).
- Work with Construction to secure solutions and required repairs for warranty items.
- Exceptional customer service and interpersonal skills with the ability to work exceptionally well with residents, leasing, construction, vendors, suppliers, and other professionals servicing the property.
- EPA certification Type I and II, or Universal and CPO certification required.
- Must have certifications/permits required by local, city, or state to perform job responsibilities (i.e., pool operations, maintenance, electricians, etc.)
- Certified Apartment Service Technician (CAMT) a plus.
Work Environment
- Ability to work inside or outside and in varying weather conditions.
- Must have valid driver’s license, dependable transportation, and be able to accommodate a rotating on-call schedule, and work a varied schedule to include weekends and holidays as required.
- Physical demands include: walk, climb stairs, sit, or stand for long periods of time & occasionally lift up to 50lbs.
Compensation
- Hourly Rate: $25-30/hour
- Uncapped Bonus Potential
