Job summary

Equity Property Management, LLC seeks a full-time Maintenance Supervisor for an apartment community in Mishawaka, IN. You will lead maintenance staff, perform hands-on repairs and ensure high property standards.

You should have HVAC, electrical, plumbing experience and excellent communication. A valid driver’s license and HVAC certification are required; on-call evenings/weekends may be necessary.

Qualifications

• Minimum of three years hands-on maintenance experience in HVAC, electrical, plumbing or related areas.
• Supervisory experience required; ability to lead a maintenance team.
• Understanding of current codes and regulations; strong organizational and budgeting skills.
• HVAC certifications preferred or required; valid driver’s license.
• Ability to lift and work with heavy equipment.

Responsibilities

• Acts as team leader and delegates work to the maintenance staff.
• Maintains and repairs HVAC, electrical, plumbing, pool, flooring, carpentry and appliances as needed.
• Schedules, organises and inspects turnovers for move-ins; coordinates contractors.
• Manages preventive maintenance program and conducts regular property inspections.
• Ensures grounds and common areas are maintained and compliant with safety standards.

Job description

A well-respected regional Owner/Property Management Company is looking for a full-time Maintenance Supervisor for an apartment community located in Mishawaka, IN. Candidates must be able to read, write, speak and interpret rules, procedures, routine reports/correspondence and to speak effectively with groups of employees and/or residents. Only motivated/self-starters should apply for the position.

Duties and Responsibilities

• Acts as a team leader for the maintenance staff and delegates, supervises and directs the work of the department.
• Responsible for various hands-on maintenance duties necessary to maintain and enhance the value of the property, diagnosing problems and making repairs in areas such as HVAC, electrical, plumbing, pool, flooring, carpentry, dry wall, exterior structure and appliances.
• Ensures the maintenance staff is performing to Company standards and that service requests are handled in a prompt, courteous and efficient manner.
• Manages the inventory of vacant apartments to support the marketing and leasing efforts; schedules contractors and employees in completing the turn process and inspects ready apartments for move-in quality.
• Schedules, organizes and performs various preventive maintenance functions and ensures the Preventive Maintenance Program is followed in order to maintain the highest community standards.
• Completes regular property inspections.
• Works with maintenance staff to maintain grounds and common areas and keeps them free of trash and debris.
• Monitors the maintenance and up-keep of all mechanical equipment on the property including, but not limited to, water heaters, HVAC units, boilers, furnaces, trucks, snow removal equipment, etc.
• Recommends the repair or replacement of any interior and/or exterior areas needing attention.
• Ability to track and monitor inventory materials.
• The Maintenance Supervisor & Techs must be willing to work some evening, weekend and on-call shifts as well as emergencies.
• Understands and complies with Fair Housing laws and standards.

Requirements

• A high school diploma or equivalent is preferred, trade and/or technical school training a plus.
• Must be able to demonstrate an understanding of mechanical and electrical systems and functions.
• A minimum of three years hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc.
• Supervisory experience is a must for the Supervisor Position.
• Basic knowledge of current codes and regulations and excellent communication, organizational, budgeting and supervisory and leadership skills required.
• Must be detail and multi-task oriented and possess strong motivation, team building, customer service and time management skills.
• Must be able to lift and work with heavy equipment.
• Valid driver's license along with good driving record is REQUIRED and proof of required auto insurance.
• HVAC certifications REQUIRED
