Responsibilities
  1. Plan, schedule, and supervise the maintenance staff in their daily activities, including maintenance, installation, repairs, service requests, turns, and groundskeeping.
  2. Hire, train, and develop maintenance staff, ensuring adherence to company policies, procedures, and safety practices.
  3. Conduct regular safety inspections, correct unsafe practices, and train staff on safety procedures and chemical handling.
  4. Participate in department or regional meetings and community events; lead safety and team meetings.
  5. Coordinate with vendors and contractors for installation, maintenance, and repair work.
  6. Maintain departmental budget, ensuring projects and schedules stay within financial guidelines.
  7. Prepare specifications for major projects, negotiate bids, and oversee quality and conformance of work.
  8. Order maintenance supplies efficiently and maintain inventory.
  9. Ensure timely completion of service requests, make-readies, and maintenance projects according to quality standards.
  10. Maintain and update service requests using Yardi Mobile until completion.
  11. Troubleshoot and train staff on various trades, assessing item functionality and recommending repairs or replacements.
  12. Ensure all safety policies are followed and all staff are trained accordingly.
  13. Comply with OSHA and other applicable safety regulations and laws.
Qualifications
  1. Minimum of 5 years’ maintenance experience; property management experience preferred.
  2. Proven leadership skills in supervising large teams.
  3. Experience in electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
  4. HVAC and EPA certifications preferred.
  5. Strong communication skills for interacting with management, vendors, residents, and team members.
  6. Proficiency with small tools, electrical, carpentry, and machinery repairs.
  7. Basic computer skills, including mobile devices and PCs.
  8. Valid license may be required.
  9. Availability for on-call, emergency, and off-hours work.
  10. Ability to lift up to 50 lbs.
