Job Title: Maintenance Supervisor

Pay Range: $55,000 - $65,000 Annually
Description:The individual in this position is responsible for the management and operation of the Maintenance Department at Zoo Knoxville. The Maintenance Supervisor will work with the Director of Operations and Zoo staff to determine, initiate, and maintain policies and procedures concerning care and management of the facilities as well as actively plan for future systems, exhibits, and equipment. The Maintenance Supervisor is responsible for the general maintenance, repair, rehabilitation and daily appearance of the Zoo Knoxville facilities including, but not limited to, all equipment, vehicles, buildings, enclosures, and utility systems contained on zoo grounds and/or used in support of zoo programs, on and off grounds. This individual is a working supervisor and must keep the Director of Operations up to date with pertinent information and informed as to departmental activities, project status and requirements.
Job Summary:
1. Establishing, initiating and maintaining procedures and guidelines relating to the well-being and care of the buildings, facilities, vehicles and equipment, including preventative maintenance programs, sustainable business practices and green initiatives. a) Prepare and manage the annual budget while also making recommendations for maintaining and updating the facilities.
2. Evaluate and maintains a reliable network of outside vendors and suppliers to ensure cost-effective and timely support of the maintenance function. a) Hires contractors or subcontractors to perform maintenance work.
3. Routinely schedule (daily and long range) all operations, activities, staff, volunteers and community service individuals of the maintenance department. a) Work with other zoo departments to develop and implement a positive and educational visitor and staff experience. b) Provide professional quality customer service to both internal and external customers, as well as, outside vendors and contractors.
4. Monitors and reviews the department scheduling, workload and daily efficiencies and uses this to evaluate and review employee performance. a) Ability to evaluate performance deficiencies through the use of counseling and able to provide this to evaluate and review employee performance. b) Knows and understands the employee handbook and adheres to al stated disciplinary actions and personnel policies.
5. Management and initiation (when appropriate) of a timely, efficient, economical and organized work order completion process. With the exception of emergency situations, all work orders must be approved by the Operations Director.
6. Maintaining the quality, appearance, cleanliness, safety, functionality and usability of the park, its grounds, buildings and facilities, and all utility systems contained within and leading to the park on a continual basis and in the most timely, efficient, economical and organized manner. This includes all public, animal, and support areas, and all interior and exterior components. Maintaining the quality of all Zoo property and resources, natural or man-made, which is undeveloped, used for purposes other than public or exhibit areas, or held in reserve for future use.
7. Management and assistance with installation, set-up, and removal of special / temporary exhibits, special events, or other event related operations.
8. Purchasing and procurement of supplies, equipment, required permits for the support of the department as well as those requested and approved for the support of other departments.
9. Management of the movement of vehicles, tools, equipment, and supplies including shipping in and out of the park as well as any movement on zoo grounds.
10. Establishing, initiating, and maintaining procedures and guidelines regarding safety of personnel, instructing staff on these standards, and enforcing the safety standards. a) Hire, train, motivate, coach, on and off board team members, including annual performance reviews. b) Administrative duties to include record keeping, timecard approvals, scheduling. c) Develop and adhere to annual operating budget.
11. Develops and supervises on-going skills training program.
12. Establishing, initiating and maintaining operating procedures and guidelines regulating supervision, training and quality control of all m aintenance personnel in matters such as general trade instructions (to include, but not limited to, carpentry, mechanical repair, electrical, plumbing, sheet metal, HVAC, concrete forming / finishing, hydraulics, etc.), safety, care and maintenance of equipment, vehicles, buildings, enclosures and utility systems, refuse management and recycling.
13. Compliance with all governmental or other regulatory agencies, including, but not limited to national, state, and local electrical and building and plumbing codes, as well as ADA standards, AZA standards, USDA (Animal and Plant Regulations), TWRA, OSHA, MOSH, EPA, DOT, etc. and adherence to all regulations and guidelines set forth by those agencies. This includes application for and maintenance of all necessary permits and reporting. Also, included is maintaining a current SDS Log.
14. The Maintenance Supervisor will be on 24-hour call and may work beyond a forty-hour work week as required to perform duties, including special events. 15. This individual will present a professional and neat appearance at all times. The attire may either be the standard Knoxville Zoo uniform or business casual. A nametag will be worn at all times when representing this position.

Knowledge of facility maintenance and management practices, utility maintenance, skills utilized in facility maintenance, local building codes and other applicable laws and regulations.

Working Conditions:
As an employee of Zoo Knoxville, you must possess English communication skills as well as the ability to communicate using a 2-way radio, email and telephone. The individual must be able to tolerate extremes in outdoor temperatures and weather conditions. This position may require heavy lifting and moving (up to and possibly in excess of 100 lbs.) repeatedly and be able to exert up to 50 pounds of force periodically. The individual must be able to work while bending, crouching, kneeling, or balancing for extended periods of time, and should be able to crawl, push, pull, climb, while maneuvering tools and supplies, and be able to remain on feet for extensive periods. The individual assuming these responsibilities will be aware of health and injury risks inherent with traversing to/from and working at elevated heights, below ground level, in confined spaces and with the operations of machinery, various hand and power tools, vehicles, chemical use, etc., all while working around potentially dangerous animals and their environments, in potentially dangerous situations, or in possibly life threatening locations and conditions, as well as in public environments. The individual must have the ability to provide flexible working hours when necessary and may have to work early morning, late evenings, nights, weekends, or holidays. This position is considered essential personnel and must report to work as usual even when the Zoo is closed due to extreme weather conditions. Zoo Knoxville is a drug free workplace, the individual must have the ability to pass pre-employment and periodic substance and TB tests. Depending on the specific tasks, this position will be required to work within close proximity of exotic and domestic animals and must be aware that there are dangers inherent in working under those conditions. The individual in this position must be a highly motivated individual with a proven history of accomplishment. They must possess a technical knowledge sufficient to accomplish the described duties in an efficient, safe and proficient manner. This includes an understanding of basic building, vehicle, equipment and facility construction, maintenance, improvement practices, safety practices and procedures. Must be able to safely operate all types of office machinery, maintenance related hand tools, power tools, light equipment, and medium to heavy equipment. Individual should be extremely organized, efficient, accurate, selfmotivated, neat and possess proficient computer knowledge and use of various types of programs.
