Job summary

Asset Living is seeking a Maintenance Supervisor for a community in Stockton, CA. You will oversee maintenance operations, manage staff and vendors, and ensure safety standards while delivering excellent resident service.

The role requires a high school diploma, EPA & CPO certification, basic computer skills, and knowledge of Fair Housing Laws and OSHA; HVAC experience is a plus. On-call duties and inventory management are essential parts of the job.

Qualifications

Responsibilities

Maintenance Supervisor – Responsibilities

The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager to oversee the activities of assigned staff and vendors to ensure the maintenance of the property.

• Maintenance Management
• Regular/daily onsite attendance is required
• Coordinate, schedule, and respond to resident/management requests and work orders
• Ensure all repairs and replacements necessary for community common areas and units
• Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
• Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager
• Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs
• Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
• Maintain hazard communications program; teach and promote safe work practices
• Participate in unit inspections as requested
• Responsible for essential control of community
• Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
• Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
• Participate in on-call emergency at community
• Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service)
• Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (e.g., walking units to ensure make-ready and work orders are completed)

Maintenance Supervisor – Personnel Management

• Under the direction of the Community Manager, supervises, trains, and schedules maintenance activities for maintenance staff
• Check the work progress of each maintenance staff daily; provide immediate assistance and instruction if needed
• Provide Community Manager input regarding employee performance evaluations
• Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
• Promote harmony and quality job performance of staff through support and effective leadership

Customer & Resident Relations

• Manage excellent customer service and monitor service request turnaround and responsiveness
• Project a favorable image of the community to achieve property objectives and public recognition
• Ensure consistency in dealing with residents on all matters
• Enforce policies of the community as delegated by the immediate supervisor

Education/Experience

• High School Diploma or Equivalent
• EPA & CPO certification required; HVAC desired
• Ability to understand and perform all on-site software functions; basic computer skills required
• Must have basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

• MS @ Small – Mid Sized Properties with smaller staff: Regularly move about to accomplish tasks, communicate with others, use wrists/hands in repetitive motions, identify and inspect objects, work overtime, weekends, and night hours (on-call property emergencies); may work in tight and confined spaces, expose to outdoor weather, and lift up to 100 lbs
• MS @ Large Sized Properties with large staff: Regularly move about to accomplish tasks, work in various environments, operate machinery and power tools, be exposed to outdoor weather elements and hazardous chemicals, and work overtime, weekends, and night hours (on-call property emergencies); may lift and move objects up to 100 lbs

License / Equipment

• Must have reliable transportation due to the emergency on-call requirement

Salary Range: $29 per hour to $30 per hour
