Job summary

LR Management Services is seeking a Maintenance Supervisor to lead maintenance operations across our Michigan properties. You will collaborate with the Property Manager to ensure safety, efficiency, and quality of repairs, while coordinating capital projects and vendor management.

The ideal candidate has 3+ years in apartment maintenance supervision or as a technician, HVAC and EPA certifications, and experience with Yardi and MS Office.

Qualifications

• Three years minimum experience as a Maintenance Supervisor or Technician in a multi-family apartment setting or equivalent industry.
• HVAC and EPA Certification.
• Experience with Yardi.
• Experience estimating maintenance and repair timelines and costs for projects.
• Ability to set goals and create a plan to accomplish them.
• Ability to work within a budget.
• Knowledge of property management at leasing and administrative levels.
• Intermediate computer skills, including the Microsoft Office suite.
• Proven time management skills in meeting deadlines and achieving goals.
• Ability to lead a team and create a collaborative, results-driven environment.
• Ability to take direction and follow through on leadership directives.
• Pool certification preferred.

Responsibilities

• Coordinate safety, maintenance, and equipment needs with the Property Manager.
• Schedule projects in vacant apartments to ensure timely completion.
• Manage large capital projects including bidding, supervising contractors and sub-contractors, and reviewing work.
• Communicate with vendors and staff to resolve issues.
• Oversee inventory and ordering of maintenance supplies.

The Maintenance Supervisor’s primary responsibility is to work with the Property Manager to ensure and coordinate the safety, maintenance, and equipment needs of the property, along with overall requirements of the community.

Responsibilities Include, But Are Not Limited To

• Working knowledge of the following: HVAC, electrical, plumbing, appliance repair, changing locks and cutting keys, make ready punch lists, carpentry, landscaping, and general curb appeal
• Ordering supplies for inventory
• Scheduling projects in vacant apartments ahead of time to get work completed in a timely manner
• Managing large capital projects including bidding, supervising contractors and sub-contractors, and reviewing completed work
• Communicating with vendors and staff to resolve any issues
