General Function:

Under the supervision of the Property Manager or other designated staff, responsible for maintaining buildings, grounds, and equipment. This includes electrical, plumbing, mechanical, and related systems. Assist in training, evaluating, motivating, and supervising maintenance staff. Provide excellent customer service and ensure overall satisfaction. Rotate emergency on-call duties with other maintenance team members.

Responsibilities:

1. Complete all service requests and follow up to ensure satisfaction.
2. Assist in implementing ongoing property maintenance and improvement plans.
3. Prepare vacant units for occupancy within 5 working days.
4. Maintain at least 80% of vacant units in a ready condition at all times.
5. Perform maintenance tasks and assist with lifting/moving appliances using hand trucks.
6. Maintain and update inventory and order supplies as needed.
7. Follow safety protocols and PPE guidelines to prevent occupational hazards.

Job Requirements:

• High School diploma or GED.
• HVAC certification.
• CPO certification.
• Minimum of five years' experience in general maintenance, with the ability to identify electrical, plumbing, and mechanical issues.
• Ability to pass drug and background screening.
• Reliable transportation and willingness to rotate on emergency on-call responsibilities.
