Purpose: This position assumes total responsibility for the “physical plant.” Closely monitors, identifies, and communicates problems in all aspects of building maintenance, including carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, patching, general hardware, and other minor repairs. Performs repairs, replacements, and preventive maintenance as per company procedures.
Key Responsibilities and Accountabilities:
- Maintains a safe and secure environment throughout the building(s).
- Supervises, trains, and directs maintenance staff through work orders.
- Plans, monitors, and appraises job results; coaches, counsels, and disciplines employees.
- Assesses repair needs and estimates time for repairs; evaluates problems to determine if professional assistance is needed.
- Monitors service contractors and building repair contractors.
- Manages inventories and procurement of maintenance supplies.
- Prepares for emergencies by identifying potential issues and developing response plans.
- Completes repair reports and work orders.
- Provides on-call support for emergencies and projects.
- Schedules and assigns work responsibilities to meet shift requirements.
- Requests necessary materials, tools, and supplies.
- Administers preventive and reactive maintenance schedules.
- Records and evaluates maintenance activities and programs.
- Participates in the construction, installation, and maintenance of equipment.
- Evaluates corrective maintenance and repairs.
- Trains employees in maintenance tasks.
- Follows safety procedures and maintains a safe work environment.
- Performs repairs in carpentry, electrical, plumbing, mechanical, painting, flooring, and other minor repairs, provided no permit is required.
- Properly utilizes new equipment and adheres to safety procedures.
Technical Competencies:
- High school diploma or equivalent preferred; ongoing education in maintenance repairs is encouraged.
- HVAC or related trade licenses/certifications may be required.
Skills, Knowledge, and Abilities:
- Strong skills in HVAC, cooling towers, chillers, painting, carpentry, plumbing, and electrical work.
- 3-5 years of experience in building trades or maintenance.
- Supervisory experience preferred.
- Proficiency in Microsoft Office applications.
- Effective communication and customer service skills.
Physical Demands and Special Requirements:
- Ability to lift up to 50 lbs safely.
- Work in various positions and environments, including heights and outdoor conditions.
- Full mobility and ability to climb ladders.
- Valid Florida driver’s license required.
- Ability to work in different environmental conditions.
Compensation/Work Schedule:
- $22.00 - $24.00 per hour.
- Full-Time (30+ hours).
- Shifts vary including days, nights, weekends, and holidays.
