About The Maintenance Supervisor Position At Alvista23
We’re looking for a talented maintenance supervisor responsible for the day-to-day maintenance operations and physical upkeep of the assigned property, ensuring compliance with Avenue5 policies, standards, and all relevant regulations. The role includes financial responsibilities for adhering to the property budget.
- Coordinate daily maintenance tasks, service requests, and unit make-ready standards.
- Track service request progress and identify chronic issues.
- Respond promptly to maintenance issues, maintaining professionalism.
- Perform repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds, etc.
- Conduct general carpentry and preventative maintenance tasks.
- Ensure work order system accuracy and timely completion.
- Inspect grounds, buildings, and amenities regularly for safety and cleanliness.
- Manage property emergencies and coordinate responses.
- Communicate maintenance issues to the property manager.
- Promote safety and risk management compliance.
- Participate in on-call rotations and emergency responses.
- Maintain high standards of curb appeal and customer service.
- Conduct apartment inspections and oversee unit turnovers.
- Mentor maintenance team members.
- Administer risk management programs and complete assigned projects.
- Coordinate with suppliers and contractors for work compliance.
- Ensure team and property compliance with policies and standards.
- Walk the property regularly with leadership to address challenges.
- Manage maintenance costs within budget and assist in future budgets.
- Perform other duties as assigned.
Education And Experience
- High school diploma or equivalent.
- Minimum three years in property management or related field.
- General maintenance and carpentry skills.
Skills And Requirements
- Valid driver’s license, clean driving record, auto insurance.
- Proficiency in English reading, writing, and understanding.
- Ability to operate office equipment.
- Excellent customer service and interpersonal skills.
- Strong organizational and multitasking skills.
- Basic math skills.
- Ability to handle difficult situations calmly.
- Maintain confidentiality and professional appearance.
- Complete required diversity and inclusion training within 30 days.
