Polos at Hudson Corners Apartments, a 292-unit community in Greer, Greenville, is hiring a Maintenance Supervisor. The ideal candidate has 5 years of apartment maintenance experience, 3 years in a supervisory role leading a team of 2 or more, is HVAC certified (Type 1 & 2 or Universal), and can oversee property maintenance.

Summary

The Maintenance Supervisor ensures all maintenance requests and repairs are completed accurately and promptly. They inspect grounds, buildings, and community features to minimize liability and manage turn-key operations. The role involves supervising the maintenance team, coordinating with vendors, and managing supply orders.

Responsibilities

1. Assign and complete work orders and make-readies.
2. Order equipment and supplies within budget.
3. Inspect make-readies before move-in.
4. Maintain logs such as refrigerant, pool chemicals, and mold logs.
5. Resolve escalated maintenance issues.
6. Schedule and coordinate outside vendors.
7. Participate in on-call rotation and respond to emergencies.
8. Follow all safety and Fair Housing policies.
9. Supervise staff, including interviewing, performance appraisals, coaching, and training.
10. Perform other duties as assigned.

Qualifications and Skills

1. At least 3 years of supervisory experience in property management preferred.
2. 5 years of maintenance experience preferred.
3. HVAC certification (Type 1 & 2 or Universal) required.
4. Certified Pool Operator (CPO) may be required.
5. Proficiency in plumbing, HVAC, electrical, and appliance repair.
6. Computer skills and familiarity with online applications.
7. Knowledge of property management systems like Yardi, Entrata, and HappyCo preferred.
8. Microsoft Office proficiency preferred.
9. A valid driver’s license and insurance may be required depending on the property.

Environmental and Physical Demands

The role requires frequent walking, standing, and sitting; climbing stairs; bending, kneeling, crawling, and reaching. Lifting up to 50 lbs regularly and more occasionally. Good sensory and dexterity skills are necessary. Work is performed indoors and outdoors, sometimes in adverse weather conditions. Exposure to mechanical parts, heights, chemicals, and electrical hazards is possible. Noise levels are usually moderate.
