Job summary

MGC Leasing & Property Management is seeking an experienced Maintenance Supervisor to oversee the quality, coordination, and execution of maintenance operations. The role ensures work orders are managed efficiently, make-ready work is completed to company standards, and properties are ready for new residents.

You will work closely with property managers, maintenance technicians and vendors, taking a hands-on supervisory approach.

Qualifications

• HVAC, plumbing, electrical, carpentry and appliance repair experience.
• Experience supervising maintenance personnel and coordinating work orders and projects.
• Comfortable using maintenance software and basic tech tools.

Responsibilities

• Oversee maintenance work orders from assignment through completion and ensure documentation and timely completions.
• Manage maintenance, repair and improvement projects from planning to completion, including vendor bids and scopes of work.
• Supervise day-to-day maintenance tasks across properties and coordinate with managers, technicians and vendors.

About the Role:

MGC Leasing & Property Management is seeking an experienced Maintenance Supervisor to oversee the quality, coordination, and execution of our maintenance operations. This position will be responsible for ensuring work orders are managed efficiently, maintenance and make‑ready work is completed to company standards, properties are ready for new residents, and projects and day‑to‑day tasks stay on schedule.

The Maintenance Supervisor will work closely with property managers, maintenance technicians, vendors, and other team members to coordinate work, resolve issues, and maintain a high standard of service for our owners and residents. This is a hands‑on supervisory role and requires someone who takes pride in quality workmanship, organization, and follow‑through.

Responsibilities:

• Work Order Management & Quality Control
  • Oversee maintenance work orders from assignment through completion, ensuring work is prioritized, properly documented, and completed within expected timeframes.
  • Review completed work and conduct quality‑control inspections to ensure repairs and make‑ready work meet MGC’s standards.
  • Perform the final walk‑through for properties prior to new move‑ins and coordinate any necessary corrections before the property is released for occupancy.
• Project Management & Vendor Coordination
  • Manage maintenance, repair, and property‑improvement projects from planning through completion.
  • Prepare scopes of work, seek bids from qualified vendors, and assist with evaluating proposals and selecting cost‑effective solutions.
  • Coordinate vendors, materials, schedules, and team members to keep projects moving forward.
  • Monitor project progress, costs, and quality, and conduct final inspections to ensure work is completed as expected.
• Daily Operations & Team Oversight
  • Oversee the execution of day‑to‑day maintenance tasks across MGC’s properties, prioritizing work based on urgency, property needs, and available resources.
  • Assign and coordinate work with maintenance technicians and vendors, providing direction and support as needed.
  • Work closely with property managers to communicate maintenance concerns, project updates, and property readiness issues.
  • Help resolve operational challenges, improve workflow, and ensure maintenance responsibilities are carried through to completion.

Requirements:

• Minimum of 5 years of experience in multi‑family residential maintenance, property maintenance, construction, or a related field.
• Demonstrated experience with plumbing, electrical systems, HVAC, carpentry, appliance repair, and general building maintenance.
• Experience diagnosing maintenance issues, performing hands‑on repairs, and determining when specialized vendors or contractors are needed.
• Experience supervising maintenance personnel and/or coordinating maintenance work orders, vendors, and repair projects. Ability to seek and evaluate vendor bids, understand scopes of work, coordinate project schedules, and monitor work through completion.
• Experience inspecting completed work and holding technicians or vendors accountable for quality and completion standards.
• High school diploma or equivalent; technical school or trade‑related training preferred.
• HVAC or EPA certification preferred.
• Comfortable using computers and other technology, with the ability to work with property‑management and maintenance software.
• Strong organizational, communication, and problem‑solving skills, with the ability to manage multiple priorities across different properties.
• Valid driver’s license and a good driving record.
• Ability to operate common maintenance tools and equipment and lift, carry, and move maintenance materials and equipment.
