Job summary

B.HOM Student Living is seeking a Maintenance Supervisor to lead the community's upkeep and service team. This working supervisor role blends hands-on repairs with vendor oversight to keep the property safe, well-maintained, and operating efficiently.

You will oversee daily operations, train staff, manage capital projects with the GM, and ensure safety and compliance. Strong HVAC/plumbing/electrical knowledge and leadership are essential.

Responsibilities

  • Oversee day-to-day maintenance operations and service requests.
  • Perform repairs across HVAC, plumbing, electrical and general systems.
  • Ensure on-time completion and high-quality work.
  • Maintain property appearance and functionality.
  • Supervise, train, and evaluate maintenance staff and grounds team.
  • Assign and prioritize daily work orders; monitor performance.
  • Foster a safe, team-oriented environment; manage vendor relationships.
  • Oversee capital projects with the General Manager; negotiate where appropriate.
  • Plan and execute unit turns; coordinate with vendors and internal teams.

Position Summary

The Maintenance Supervisor is responsible for the overall physical condition, maintenance operations, and service team leadership for the community. This is a working supervisor role, combining hands-on maintenance responsibilities with oversight of vendors, service requests, and team performance to ensure the property is safe, well-maintained, and operating efficiently.

What You’ll Do
Maintenance Operations
  • Oversee day-to-day maintenance operations, including service requests and preventative maintenance
  • Perform and assist with repairs across HVAC, plumbing, electrical, and general maintenance systems
  • Ensure timely completion of service requests and high-quality work standards
  • Maintain the overall appearance and functionality of the property
  • Supervise, train, and evaluate maintenance staff and grounds team
  • Assign and prioritize daily work orders and responsibilities
  • Monitor team performance and provide coaching and development
  • Foster a safe, efficient, and team-oriented work environment
  • Manage vendor relationships, including sourcing, bidding, and contract oversight
  • Oversee capital projects and property improvements in coordination with the General Manager
  • Negotiate pricing and timelines where appropriate
Turn & Capital Planning
  • Plan and execute unit turns to meet leasing deadlines
  • Coordinate vendors and internal teams during the turn season
  • Evaluate turn performance and implement improvements for future cycles
  • Assist with long-term capital planning and maintenance strategies
Budget & Compliance
  • Manage maintenance-related budgets and expenses
  • Monitor costs and ensure alignment with financial goals
  • Ensure compliance with safety standards, policies, and procedures
  • Maintain accurate documentation of completed work and expenses
Additional Responsibilities
  • Support property operations and respond to emergency maintenance needs
  • Maintain positive relationships with residents, staff, and vendors
  • Perform other duties as assigned to support property success
What We’re Looking For
Required Skills & Qualifications
  • Strong technical knowledge of maintenance systems (HVAC, plumbing, electrical, etc.)
  • Proven ability to supervise and lead maintenance teams
  • Strong problem-solving and organizational skills
  • Ability to manage multiple priorities in a fast-paced environment
  • Strong communication and customer service skills
  • Proficiency in Microsoft Office and property management systems
  • Ability to perform basic mathematical calculations and interpret data
Preferred Qualifications
  • EPA, HVAC, or CPO certifications (as applicable)
  • 3+ years of maintenance or facilities experience
  • Experience in multifamily or student housing environments
  • High school diploma or equivalent
Work Schedule

Primarily Monday–Friday

On-call responsibilities, extended hours, evenings, and weekends required based on business needs

Physical Requirements

Ability to walk, stand, bend, and perform physical labor for extended periods

Ability to lift and carry up to 100 lbs. with assistance

Exposure to outdoor weather conditions, mechanical equipment, and maintenance environments

Ability to safely operate tools and equipment required for maintenance tasks
