Maintenance Supervisor
Position Summary: The Maintenance Supervisor oversees the maintenance team, ensuring that all association-owned facilities, buildings, grounds, and equipment are maintained in a safe, efficient, and cost-effective manner. This is a working supervisor position — the Supervisor is expected to perform manual labor alongside staff while managing daily operations, work order assignments, project oversight, and safety compliance.
Key Responsibilities:
- Supervise, train, and evaluate maintenance staff (including technicians and seasonal workers).
- Prioritize and assign work orders through the work order system (e.g., AppFolio or similar).
- Perform hands-on maintenance tasks and repairs, including plumbing, carpentry, landscaping, and general facility upkeep.
- Conduct regular inspections of facilities, common areas, and infrastructure to identify and address maintenance needs.
- Assist in planning and budgeting for maintenance projects, capital improvements, and equipment purchases.
- Ensure proper maintenance and operation of vehicles, machinery, and tools.
- Serve as a liaison with vendors, contractors, and inspectors.
- Maintain accurate records of repairs, service schedules, and completed work.
- Enforce safety standards and ensure compliance with regulations.
- Participate in emergency preparedness and response efforts, such as storm cleanup and snow removal.
Qualifications:
- 5+ years in property, facilities, or infrastructure maintenance, with at least 2 years in a supervisory or lead role.
- Strong working knowledge of building systems (plumbing, HVAC, electrical, landscaping, etc.).
- Ability to read blueprints, site plans, and technical manuals.
- Capable of performing physical labor, including lifting up to 50 lbs, operating maintenance equipment, and working outdoors in various weather conditions.
- Proficient in basic computer systems and work order tracking software.
- Valid driver’s license; CDL preferred.
- Strong communication, leadership, and organizational skills.
