Maintenance Supervisor
Position Summary:
The Maintenance Supervisor oversees the maintenance team, ensuring that all association-owned facilities, buildings, grounds, and equipment are maintained in a safe, efficient, and cost-effective manner. This is a working supervisor position — meaning the Supervisor will be expected to perform manual labor alongside staff while also managing daily operations, work order assignments, project oversight, and safety compliance.
Key Responsibilities:
• Supervise, train, and evaluate maintenance staff (including technicians and seasonal workers).
• Prioritize and assign work orders through the work order system (e.g., AppFolio or similar).
• Perform hands-on maintenance tasks and repairs as needed, including plumbing, carpentry, landscaping, and general facility upkeep.
• Conduct regular inspections of facilities, common areas, and infrastructure to identify and address maintenance needs.
• Assist in planning and budgeting for maintenance projects, capital improvements, and equipment purchases.
• Ensure proper maintenance and operation of vehicles, machinery, and tools.
• Serve as a liaison with vendors, contractors, and inspectors.
• Maintain accurate records of repairs, service schedules, and completed work.
• Enforce safety standards and ensure compliance with local, state, and federal regulations.
• Participate in emergency preparedness and response efforts (e.g., storm cleanup, snow removal coordination).
Qualifications:
• 5+ years in property, facilities, or infrastructure maintenance, with at least 2 years in a supervisory or lead role.
• Strong working knowledge of building systems (plumbing, HVAC, electrical, landscaping, etc.).
• Ability to read blueprints, site plans, and technical manuals.
• Capable of performing physical labor, including lifting up to 50 lbs, operating maintenance equipment, and working outdoors in various weather conditions.
• Proficient in basic computer systems and work order tracking software.
• Valid driver’s license required; CDL preferred.
• Strong communication, leadership, and organizational skills.
