Responsibilities
  • Plan, schedule, and supervise maintenance staff in daily activities including maintenance, installation, repairs, service requests, turns, and groundskeeping.
  • Hire, train, and develop maintenance staff; ensure adherence to policies, procedures, and safety practices.
  • Conduct safety inspections, correct unsafe practices, and train staff on safety and handling of chemicals and equipment.
  • Participate in department or regional meetings and community events; lead safety and team meetings.
  • Coordinate with vendors and contractors for installation, maintenance, and repair work.
  • Manage departmental budget and ensure projects stay within financial guidelines.
  • Prepare project specifications, negotiate bids, and oversee vendor work for quality and compliance.
  • Order and maintain maintenance supplies and inventory.
  • Ensure timely completion of service requests and maintenance projects according to company standards.
  • Troubleshoot and train staff on trades such as electrical, plumbing, HVAC, and others.
  • Maintain safety standards and ensure compliance with OSHA and other regulations.
Qualifications
  • Minimum of 5 years’ maintenance experience, property management experience preferred.
  • Proven leadership skills in supervising large teams.
  • Strong knowledge in electrical, carpentry, plumbing, HVAC, and related trades.
  • Certifications in HVAC and EPA preferred.
  • Effective communication skills with management, vendors, and residents.
  • Basic computer skills and ability to operate mobile devices.
  • Valid license may be required.
  • Availability for on-call, emergency, and off-hours work.
  • Ability to lift up to 50 lbs.
