Job summary

Atlantic Pacific Companies is seeking an experienced Apartment Maintenance Supervisor for The Atlantic Station in Fort Worth, TX. The role leads a hands-on maintenance team responsible for cleaning, maintaining, and repairing building infrastructure and common areas to ensure quality living spaces.

You will oversee work orders, preventive maintenance, and inspections, ensuring market-rate apartments are prepared for move-in and responding to on-call emergencies.

Qualifications

• High School diploma or GED and 2–4 years' direct apartment maintenance supervisory experience.
• EPA I or II, universal or HVAC certification required.
• CPO certification is a plus; pool maintenance experience is required.
• Thorough understanding of electrical, plumbing, and HVAC systems.
• Experience with preventative maintenance, vendor relations, and organizing work orders.
• Experience with Onesite, Yardi, or other property management software is a plus.

Responsibilities

• Lead the maintenance team to complete work orders, preventive maintenance, property upkeep and repairs.
• Coordinate and complete resident work orders within 24 hours.
• Complete regular community inspections.
• Ensure that all market-ready apartments are prepared for move-in.
• Perform on-call emergency service as required.
• Monitor the maintenance and upkeep of all mechanical equipment in the community, including water heaters, HVAC units.
• Performs various preventative maintenance functions and records findings in maintenance logs and/or property management software system.
• Works with Property Manager maintaining and monitoring Budget Control Log.
• Confirms with Property Manager that contractors have completed insurance requirements before performing work.
• Understands and complies with Fair Housing Laws and Standards.
• Responsible for monitoring shop inventory to ensure productivity.
• Complete supply orders in accordance with the annual operating budget.

Job Description Summary:

The Maintenance Supervisor leads, and coordinates activities of workers engaged in cleaning, maintaining, and repairing physical structures of buildings and grounds. Primary responsibilities include hands-on community maintenance, including overall inspection, repair and general maintenance of common areas and other interior/exterior areas.

• High School diploma, or GED equivalency, and minimum of 2-4 years direct experience as a Maintenance Supervisor or Lead Maintenance Technician for an apartment community.
• EPA I or II, Universal or HVAC certified is required.
• CPO Certification is a plus, and experience maintaining pools is required.
• Thorough understanding of electrical, plumbing, and HVAC systems.
• Previous experience with preventative maintenance, vendor relations, and organizing work orders
• Experience with Onesite, Yardi, or other property management software is a plus.
