Job summary

SPM, LLC in Fort Lauderdale, FL is seeking a Maintenance Supervisor to lead the maintenance team at Progresso Point. You will be responsible for keeping the property safe, clean, and welcoming, while driving timely maintenance and cost control.

This hands-on leadership role requires strong HVAC, plumbing, electrical, carpentry, and customer service skills, with on-call rotations and weekend coverage as needed.

Qualifications

• At least 3 years of property maintenance experience (supervisory or lead tech preferred).
• EPA HVAC Certification is required.

Responsibilities

• Lead maintenance team to deliver fast, high-quality service.
• Oversee day-to-day maintenance of apartment homes and common areas.
• Diagnose and repair HVAC, electrical, plumbing, appliances, and more.
• Ensure service requests are completed within 24 hours.
• Manage preventive maintenance to prevent surprises and costly repairs.
• Supervise groundskeeping and curb appeal, including pressure washing.

We’re looking for an experienced Maintenance Supervisor to lead the way at Progresso Point a vibrant community of apartment homes. You’ll be the driving force behind keeping our property in top condition — safe, clean, efficient, and welcoming for every resident.

What You’ll Do:

• Lead, motivate, and support your maintenance team to deliver fast, high-quality service.
• Take ownership of the day-to-day maintenance of our apartment homes and community spaces.
• Diagnose and repair HVAC systems, electrical and plumbing issues, appliances, and more.
• Ensure service requests are completed within 24 hours, with care and attention to detail.
• Proactively handle preventive maintenance to avoid surprises and costly repairs.
• Oversee groundskeeping and curb appeal — pressure washing, debris removal, and more.
• Maintain inventory, track expenses, and stay ahead of maintenance needs.
• Rotateon-call duties and assist with weekend/holiday coverage as needed.
• Ensure safety compliance with OSHA standards and SPM procedures.
• Be a partner and problem solver — working closely with residents, vendors, and office staff to keep everything running smoothly.

What You’ll Bring:

• At least 3 years of property maintenance experience (supervisory or lead tech experience a plus)
• EPA HVAC Certification (required)
• Strong skills in HVAC, plumbing, electrical, carpentry, appliance repair, and pool maintenance
• Leadership mindset with great communication and team-building skills
• High standards for quality, safety, and customer service
• Physical ability to lift 50+ lbs and perform physically demanding tasks
• A valid driver’s license, auto insurance, and reliable transportation
