Job summary

RAM Partners, LLC is seeking a skilled Maintenance Supervisor to guide the maintenance team and uphold property standards in Durham, NC. The role emphasizes hands-on leadership, inspections, and timely work order completion.

You should have multi-family maintenance experience, EPA HVAC/CPO certifications, and strong communication skills to interact with residents, staff, and vendors. On-call flexibility and US work authorization are required.

Qualifications

• High School Diploma or equivalent; college degree is a plus.
• Valid Driver’s license required.
• EPA HVAC and CPO certification.
• Prior experience in multi-family maintenance.
• Excellent verbal and written communication skills.
• Basic computer skills: Word and Excel.
• Ability to multitask and meet deadlines.
• Flexibility to work on-call rotation.
• Legally authorized to work in the United States.

Responsibilities

• Supervise and motivate the maintenance staff with guidance from the Property Manager.
• Perform property inspections and address maintenance needs.
• Follow up on service requests by the maintenance team.
• Complete work orders in a timely manner based on priority.
• Inspect and coordinate the make-ready process.
• Provide professional service to residents, staff, and vendors.
• Maintain property grounds and common areas to company standards.
• Implement preventative maintenance programs.
• Keep shop and work areas clean and organized.
• Adhere to safety policies and procedures.

Compensation: $30 to $34 per hour

Overview

We are looking for a skilled Maintenance Supervisor to help guide the maintenance team in maintaining the integrity of our property.

Responsibilities

• Support hiring, training, supervising, and motivating the maintenance staff with guidance from Property Manager
• Perform inspections of property and address any maintenance needs
• Follow up on service requests performed by the maintenance team
• Complete work orders in a timely manner based on priority
• Inspect and coordinate make ready process
• Demonstrate customer service skills by treating residents, staff, and vendors in a professional manner
• Maintain Property Grounds and common areas to meet company standards
• Preventative Maintenance
• Maintain a clean and well-organized shop and other work areas
• Adhere to all safety policies and procedures

Requirements

Qualifications

• High School Diploma or equivalent, college degree is a plus
• Valid Driver’s license is required

• Willing to work flexible schedule including on-call rotation
