Job summary

SYNC Residential in West Dallas is seeking an experienced Maintenance Supervisor to lead our service team. The role requires at least 3 years in a Lead/Supervisor position at a Class-A, Mid-Rise community and EPA Universal or Type 2 certification, CPO, and a valid driver's license.

You will oversee daily make-ready and maintenance tasks, manage work orders, coordinate vendors, monitor safety, and participate in on-call rotation.

Description

SYNC at West Dallas is seeking an experienced and organized Maintenance Supervisor to lead our Service Team! Candidates should have at least 3 years in a Lead/ Supervisor position at a Class-A, Mid-Rise community and be comfortable utilizing various systems/ apps work order and make ready board management. MUST be willing to participate in bi-weekly on call rotation, valid EPA Universal or Type 2 Certification, valid CPO, and valid Driver's License are required.

A Day in the Life of a Maintenance Supervisor with SYNC Residential
  • Participating in and overseeing daily groundskeeping duties throughout the community
  • Delegating and completing work orders in order of priority
  • Creating and submitting purchase orders within the appropriate systems
  • Managing supply inventory for community stock through tracking and ordering within budgetary parameters
  • Managing the Make Ready Board in all relevant systems
  • Scheduling vendors as needed
  • Completing all weekly and monthly checklists directly and through task delegation
  • Updating management and corporate team for all necessary daily operations and project statuses
  • Managing and completing preventative maintenance projects
  • Responding to after hours and emergency work order calls
Job Description

Essential Duties and Responsibilities: To perform this job successfully, an individual must be able to perform the following satisfactorily; other duties may be assigned. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

Essential Duties
  • Monitors completion of make-ready units and updates written make ready status board, as needed.
  • Trouble-shoots, diagnoses and corrects major air conditioning failures (i.e., low freon, bad compressor, fan motors). Must be EPA certified. Ensures filters are replaced in a timely manner. Replaces complete systems as needed. Performs air conditioning repairs and replacements in compliance with federal regulations.
  • Trouble-shoots, diagnoses and corrects major heating failures (i.e., replace heat strips, exchangers, thermo couplings, boilers, tube bundles, etc). Completes preventative maintenance as necessary.
  • Trouble-shoots diagnoses and corrects major appliance failures (i.e., change out or repair dishwasher motors, garbage disposals, ice makers, stove elements, thermo couplings, etc).
  • Completes major electrical repairs and/or supervises outside contractors. May work with high voltage 110-220 volt.
  • Completes major plumbing repairs (i.e., replacement of major components or sewer line stoppage diagnosis).
  • Completes major carpentry, glass and sheet rock repairs (i.e., remove/replace doorframes, patch holes in sheet rock, apply texture, repair sub floors, repair cabinets, etc) and/or supervises outside contractors.
  • Monitors and records daily pool care, assures pool is in proper chemical balance and area is free of safety violations, (i.e., safety equipment, gate function, etc). Must be a Certified Pool Operator (CPO).
  • Completes major repairs and/or supervises outside contractors. Must be willing and able to inspect all areas of the property for determination of problems and/or verify work performed by outside contractor.
  • Continuously inspects the property (including nighttime inspections) for safety hazards that pose a liability or potential liability and corrects immediately.
  • Inspects the site and building regularly, becoming familiar with inherent problems and repairing same while performing daily duties as directed by the Property Manager and regional/corporate executives.
  • Keeps an adequate or thirty-day inventory of needed supplies and completes monthly and quarterly reporting as required. Maintains both personal and property tool inventories in good and complete condition. Maintains shop in neat, safe and orderly condition.
  • Plans and assigns daily tasks for maintenance staff, following up to ensure that the plan and priorities are met. Meets daily with Property Manager to review same and receive additional instructions.
  • Shares on-call duty with Service Technician(s) and is available at all time cell phone, unless previous arrangements have been made.
  • Provides written and verbal recommendations, based upon performance indicators, for the hiring, firing and counseling of all on-site maintenance staff, although ultimate decision rests with the Property Manager.
  • Performs resident work orders and service requests as required.
  • Provides guidance and training for Service Technicians, Groundskeeper, and Housekeeper, incorporate both safety and customer service in all aspects of the job.
  • Incorporates both safety and customer service in the performance of all job duties.
  • Maintains consistent and punctual attendance record.
  • Performs other reasonable duties as assigned.
Marginal Duties
  • Performs supplemental landscape maintenance and irrigation system repair so that landscape areas are tidy, trimmed and adequately watered. Replace sprinkler heads, dig up and repair broken lines, adjust time clocks, etc.
  • Performs supplemental exterminations as needed and only as authorized by state, local or federal regulations in vacant units, ant beds, etc.
  • Purchases equipment and supplies as agent of the property, ordering and picking up parts and supplies as requested.
  • Repair/patches carpet and re-stretches, installs vinyl tile or sheet goods.
  • Re-key locks and cuts keys.

Experience Requirements
  • High school graduate or GED
  • EPA Universal or Type 2 certification is required

Summary

Position Summary: The Maintenance Supervisor performs necessary repairs and preventive maintenance to preserve all buildings and equipment at a peak level of operation and appearance at the most reasonable level of expense possible. Directly supervises the maintenance staff and the day-to-day operations. Performs and direct repairs and/or replacements of all mechanical and structural systems contained within the respective property. On-call is required and must live on-site or within 30 minutes from the property. MUST have HVAC certification and have multi-family maintenance experience.
