What You’ll Do: As a Maintenance Supervisor, you’ll oversee the facilities at your assigned property to ensure that exceptional service is delivered to all residents through quality maintenance practices. You’ll serve as a leader in our organization, working alongside the Property Manager, to champion the Coastal culture and ensure maintenance associates have the tools, resources, and guidance to be engaged and successful. Approximately 75% of your time will be spent in the field performing maintenance tasks. This is a full-time position reporting to the Property Manager. The role offers a competitive wage, quarterly bonus, renewal commissions, and on-call pay.

Where You’ll Work: Tribeca is located in Grandview, OH, near 3rd Avenue and Olentangy River Road, across from Grandview Yard, with easy access to Downtown Columbus, The Ohio State University, The Arena District, and The Short North. Our modern, pet-friendly apartments feature wood-style plank floors, granite countertops, white wood cabinets, stainless steel appliances, washer/dryer, and a balcony or patio.

Your Responsibilities:

1. Lead and train the maintenance team, ensuring effective motivation and development.
2. Prioritize, assign, and monitor work orders, ensuring quality and timely completion.
3. Supervise or perform high-level work orders, including HVAC, electrical, plumbing, carpentry, and legal-related tasks.
4. Obtain vendor proposals, negotiate pricing, and oversee vendor work.
5. Manage unit turnovers and make-readies for new residents.
6. Implement and maintain the preventative maintenance plan.
7. Assist in managing the maintenance budget, parts inventory, and cost control.
8. Coordinate construction and rehabilitation projects, including planning and vendor engagement.
9. Maintain organization and cleanliness of work areas and shops.
10. Participate in on-call emergency duties.
11. Perform other duties as assigned.

Required Qualifications:

1. High school diploma or equivalent; bachelor’s degree preferred.
2. Minimum 2 years’ experience in student housing or multi-family apartment maintenance.
3. Previous supervisory experience preferred.
4. EPA Certification (Type I and II).
5. CPO certification or ability to obtain within 6 months for properties with pools.
6. Ability to walk, stoop, kneel, crouch, crawl, lift/move up to 50 lbs, and use a ladder.
7. Residence within 30 miles of the property with reliable transportation for on-call duties.
