Job summary

Ludwig and Company is seeking a Maintenance Supervisor to oversee maintenance across our Chicago, IL apartment communities. The role includes timely completion of repairs, managing make-ready tasks, and ensuring systems operate reliably for residents and staff.

The successful candidate will perform electrical, plumbing, HVAC, carpentry, painting, and drywall tasks as needed, with a focus on safety, quality, and customer service. On-call rotation is required.

Qualifications

• High school diploma or GED required.
• Trade school certificates in electrical, plumbing, or maintenance preferred.
• Solid knowledge of general maintenance; experience in HVAC, plumbing, refrigeration, electrical, painting, carpentry, drywall.

Responsibilities

• Complete routine repairs, maintenance requests, and work orders promptly across our communities.
• Ensure make-ready repairs and services are completed correctly and on schedule.
• Perform preventative maintenance tasks as assigned.
• Conduct interior and exterior rounds to verify systems and equipment operate properly.

Ludwig and Company, an Illinois property management firm with properties located in throughout the Midwest is seeking to fill 1 Maintenance Supervisor position. The position will be assigned to our 154 unit apartment community located in Chicago, IL and our 72 unit apartment community located in Chicago, IL.

The maintenance supervisor is responsible for timely completion of routine repairs, maintenance requests, and work order throughout the community.

• Timely completion of routine repairs, maintenance requests, and work orders throughout the community.
• Ensures all make-ready repairs and services are completed correctly and on schedule.
• Assess and repair issues including electrical, plumbing, HVAC, appliances, and interiors. Must be able to perform plumbing, electrical, HVAC, carpentry, painting, and dry wall repairs and snow removal.
• Performs preventative maintenance tasks as assigned.
• Conduct interior and exterior rounds to ensure proper functioning of systems and equipment, structure integrity of buildings, condition of grounds, etc.
• Maintain accurate records regarding preventative maintenance, repairs, work orders, work-in- progress, apartment make-ready status, etc.
• Provide excellent customer service to residents and staff.
• All other duties as assigned.
• On call rotation required

• Valid Driver License
