Role Overview

The Maintenance Supervisor oversees all maintenance operations of the community, including service requests, preventative maintenance, personnel management, safety compliance, and customer service. They work alongside the Community Manager to supervise staff and vendors, ensuring property upkeep.

Essential Duties & Responsibilities

• Manage maintenance activities, coordinate work orders, and ensure repairs are completed efficiently.
• Inspect grounds, buildings, and community features daily to identify hazards and ensure safety.
• Maintain inventory and a preventative maintenance program to extend property life and minimize future repairs.
• Supervise and train maintenance staff, ensure safety standards, and promote team harmony.
• Manage customer service requests, ensuring responsiveness and resident satisfaction.
• Maintain accurate records of maintenance activities, safety standards, and work progress.
• Participate in emergency on-call duties as required.

Qualifications

• High School Diploma or equivalent.
• EPA & CPO certification required; HVAC experience preferred.
• Basic computer skills and knowledge of Fair Housing Laws and OSHA standards.

Physical Requirements

Must be able to move, inspect, and operate equipment in various environments, including outdoor weather, and lift objects over 100 lbs. Overtime, weekends, and night hours may be required for emergencies.

Additional Requirements

• Reliable transportation for emergency on-call duties.

Compensation

Salary range: $35 - $37 per hour. Full benefits include medical, dental, vision, life insurance, 401K, bonuses, paid sick days, and holidays.
