Responsibilities

1. Plan, schedule, and supervise the maintenance staff in daily activities including maintenance, installation, repairs, service requests, turns, and groundskeeping.
2. Hire, train, and develop maintenance staff, ensuring adherence to policies, procedures, and safety standards.
3. Conduct safety inspections, correct unsafe practices, and train staff on safety procedures and chemical handling.
4. Participate in department or regional meetings and community events; lead safety and staff meetings.
5. Coordinate with vendors and contractors for installation, maintenance, and repairs.
6. Manage departmental budget, ensuring projects stay within financial guidelines.
7. Prepare project specifications, solicit bids, and oversee vendor work for quality and compliance.
8. Order maintenance supplies efficiently and maintain inventory.
9. Ensure timely completion of service requests, make-readies, and other projects according to quality standards.
10. Maintain and update service requests using Yardi Mobile until completion.
11. Troubleshoot and train staff on trades such as electrical, plumbing, HVAC, and more.
12. Regularly inspect safety practices and ensure compliance with OSHA and other regulations.
13. Adhere to all safety policies, ensuring a safe work environment for all employees.

Qualifications

1. Minimum 5 years of maintenance experience; property management experience preferred.
2. Proven leadership and team supervision skills.
3. Knowledge of trades: electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
4. Certifications in HVAC and EPA preferred.
5. Strong communication skills for interacting with management, vendors, and residents.
6. Proficiency in operating small tools, electrical equipment, and basic machinery.
7. Basic computer skills; ability to operate mobile devices and PCs.
8. Valid license may be required.
9. Availability for on-call, emergency, and off-hours work.
10. Ability to lift up to 50 lbs.
