Job description

Job Title: Maintenance Supervisor

Reports To: Regional Maintenance Manager

FLSA Status: Exempt

Summary

The Maintenance Supervisor (MS) performs corrective and preventive maintenance duties, including special projects, to maintain and enhance the community. Responsibilities cover HVAC, plumbing, electrical, carpentry, janitorial, grounds, and other maintenance tasks. The MS may work alone or with others in a large community setting. Metropolitan Holdings is committed to exceptional customer service, which involves interactions with guests and co-workers. Employees are expected to exercise judgment guided by customer service principles.

Job Duties
  1. Prioritize, complete, and delegate maintenance work and service requests, including grounds, cleaning, carpentry, plumbing, painting, electrical, HVAC, masonry, and general maintenance, complying with company standards and applicable codes.
  2. Schedule and provide on-call maintenance during evenings, weekends, and holidays.
  3. Track the status of all work orders.
  4. Manage and execute Make-Ready/Turn processes.
  5. Complete move-out checklists, assign charges, and forward documentation.
  6. Inspect and oversee work performed by employees and vendors/contractors to ensure quality and compliance.
  7. Purchase supplies within budget and company policies.
  8. Assist in preparing and managing the operating budget and monthly variance reports.
  9. Inspect apartment sites for repairs and maintenance needs, providing reports to management.
  10. Participate in staff selection, interviews, and training.
  11. Conduct annual reviews and develop goals and personal development plans for staff.
  12. Perform additional duties as community size and needs dictate.

Knowledge, Skills, Education, and Experience
  • High school diploma or equivalent; additional training preferred
  • Ability to obtain CPO certification
  • Current EPA Universal Certification
  • Advanced maintenance skills in painting, carpentry, electrical, HVAC
  • Project management and organizational skills
  • Negotiation and conflict resolution abilities
  • Knowledge of OSHA regulations and SDS documentation
  • Attention to detail and safety procedures regarding hazmat, eye protection, lockout/tagout, machinery, and first aid
  • Management experience (1-3 years)
  • Availability for overtime and emergency calls
  • Effective verbal and written communication skills
  • Valid driver’s license and reliable transportation
Work Environment

The MS works on-site at an apartment community, interacting with customers, guests, and vendors. Work hours typically range from 7 am to 7 pm, with possible weekends and overtime based on community needs.

Physical Requirements
  • Ability to reach, grasp, stand, crawl, crouch, stoop, squat, kneel, lift objects, operate power tools, and occasionally drive.
