Job Purpose
To manage the preventive and corrective maintenance for all agency facilities, procuring and overseeing the services of external contractors when necessary.
Duties and responsibilities
- Manage short- and long-term planning for all agency maintenance projects.
- Develop and maintain strategic capital and maintenance plans.
- Manage purchases within established policies and department budget.
- Oversee work order system ensuring all work orders are completed timely.
- Establish schedules, communicate, and monitor preventative maintenance activities.
- Arrange for and oversee the work of external contractors when necessary.
- Maintain accurate records of maintenance, service requests, renovations, inspections, inventories, and purchases.
- Perform or arrange scheduled maintenance on equipment based on manufacturer recommendations.
- Maintain inventory of equipment, tools, and supplies; keep workshop and areas clean, orderly, and safe.
- Perform skilled and semi-skilled maintenance activities including repairs, carpentry, and plumbing.
- Develop scope of work, obtain bids, and serve as general contractor for major projects.
- Inspect facilities periodically to identify improvements, providing repairs and janitorial assistance as needed.
- Provide lawn care, landscaping, and snow removal as per agency plan.
- Participate actively in leadership teams and meetings, practicing effective communication and problem-solving.
- Support and train team members; address interpersonal challenges with supervisor support.
- Maintain compliance with all policies, procedures, laws, and standards for facility maintenance.
- Participate in a 24/7 on-call maintenance schedule.
- Perform other duties as requested.
Qualifications
High school diploma or GED with at least four years of maintenance experience including electrical, plumbing, and carpentry. Experience in program/project management, grounds maintenance, and supervisory skills.
Working conditions
Work in various settings including office, residential, and outdoor environments. Driving throughout Southern Maine is required.
Physical requirements
- Frequent bending, stooping, kneeling, pushing, and pulling (6+ hours).
- Occasional climbing stairs, overhead work, and lifting up to 50 lbs.
- Frequent computer use, walking, and standing.
- Occasional driving (2-3 hours).
