Job summary

A local housing authority is seeking a dedicated individual for a general maintenance and groundskeeper position. Responsibilities include assisting with work orders, performing landscaping duties, and conducting routine custodial tasks. Responsibilities

  • Assist with work orders and coordinate with contractors.

  • Performs basic landscaping tasks: planting flowers, shrubs, weeding.
  • Sets up and tears down tents, tables, and chairs for KHRA events and cleans up afterward.
  • Repairs and maintains household appliances and maintenance equipment.
  • Performs routine custodial duties in common areas and apartment complexes.
  • Repairs concrete, windows, gutters, siding, doors, and sheetrock as needed.
  • Replaces light bulbs and moves furniture as required.
  • Snow removal and de-icing as needed.

Description
Nature of Work

This is a general maintenance and groundskeeper position for the Kingsport Housing and Redevelopment Authority (KHRA). Job related duties require basic knowledge of maintenance trades, good interpersonal and organizational skills, the ability to consistently follow established policies and procedures and sufficient strength and agility to perform the physically demanding aspects of the job in a variety of weather conditions. Job performance is evaluated by the Maintenance Foreman through review of the quality and timeliness of completed job assignments, ability to interact effectively with co-workers, residents and the public.

Illustrative Examples of Work
  • Assists with workorders and coordinating with maintenance contractors.
  • Removes and cleans up debris resulting from litter; sweeps parking lots, walkways, and other common areas
  • Maintains a clean area surrounding dumpsters, remove trash / debris and sweep concrete pad
  • Performs basic landscaping duties including, planting flowers and shrubs and removing weeds as needed.
  • Assist with set up and tear down tents, tables and chairs for KHRA related events, removal of trash after event, and other duties as needed to ensure a successful event.
  • Assists with cleaning and repairing household appliances including stoves, refrigerators, garbage disposals, etc.
  • Assists with repairing and maintaining mechanical and maintenance equipment including power tools, shop tools, hand tools, etc.
  • Performs routine custodial duties in common areas, bathrooms and common areas located in apartment complexes and other housing units when necessary.
  • Replaces and/or repairs broken concrete in sidewalks and driveways and patches small areas of asphalt.
  • Repairs broken windows and screens, gutters and downspouts and repairs vinyl siding and soffit.
  • Repair and/or replacement of doors, doorknobs and locks.
  • Repairs and patches holes in sheet rock and/or re-hangs sheet rock if necessary.
  • Assist with light maintenance duties as needed replacing light bulbs in common areas, moving office furniture, hanging pictures / bulletin boards, haul debris and / or material to worksite or office.
  • Snow removal and de-icing of sidewalks, parking lots and other common areas on an as needed basis.
  • Digs holes and/or trenches in preparation for work to be done by contractors or maintenance employees.
  • Other duties as needed.

Requirements

Graduation from an accredited four year high school (or GED program) supplemented with some vocational craft training; ability to interact with the public and co-workers in a tactful manner; sufficient strength and agility to perform all required duties in a variety of weather conditions; good organizational skills; ability to consistently follow established policies and procedures; or any equivalent combination of education or experience to provide the following critical knowledge, abilities or skills:

  • Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
  • Knowledge of commonly utilized landscaping techniques and practices.
  • Ability to communicate clearly and effectively with co-workers, residents and the public.
  • Ability to plan and organize job assignments in an efficient manner and accurately document all time and materials utilized for maintenance related activities.
  • Ability to consistently follow established operating policies and procedures involving maintenance operations.
  • Ability to perform the physically demanding aspects of the job in a variety of weather conditions.
  • Skill in the care and use of the tools and equipment associated basic maintenance duties
  • Skill in the operation of motor vehicles including pick up trucks and automobiles.
Necessary Special Requirements
  • Possession of a valid Tennessee driver's license and the ability to be insured at standard vehicle liability rates.
