Job summary

Floor & Decor in Baltimore, MD is seeking a Maintenance Specialist to maintain and improve the Distribution Center facilities and equipment. You will analyze needs in HVAC, electrical, plumbing, mechanical and structural systems and oversee repairs or contractors, while maintaining CMMS records.

This hourly role requires strong organizational and communication skills, the ability to manage multiple projects, and the capacity to work with vendors and store operations to keep facilities running

Qualifications

  • Bachelor’s degree in General Business; relevant experience may substitute education.
  • Three years of relevant experience or equivalent combination of education/experience.
  • Experience managing a Maintenance department.
  • Proficient in Microsoft Office, especially Excel.
  • Strong communication, detail orientation and organizational skills.
  • Ability to multi-task and meet deadlines in a fast-paced environment.

Responsibilities

  • Assist the General Manager with day-to-day facility maintenance processes.
  • Analyze HVAC, electrical, plumbing, mechanical, and structural needs and oversee repairs.
  • Maintain CMMS data and file retention.
  • Receive, analyze, and dispatch routine and emergency maintenance requests.
  • Manage vendor relationships for timely and cost-effective services.
  • Monitor budgets and approve service completions.
  • Coordinate with Store Operations on facility projects.

Pay Range

$22.00 - $30.81

Purpose

The Maintenance Specialist must be able to perform certain maintenance functions and when required coordinate and oversee contractors and vendors in the performance of service, tasks and projects common to the role.

Minimum Eligibility Requirements
  • Bachelor’s degree in General Business (relevant experience can be substituted for the required education on the basis of one calendar year of experience for one academic year of education)
  • Three years of relevant experience required or an equivalent combination of education and experience sufficient to perform the essential functions of the job, as determined by the company
  • Experience managing a Maintenance department
  • Strong administrative skills with advanced level proficiency in Microsoft Office Suite (especially Excel)
  • Skilled in developing project presentations and updates
  • Must be detailed-oriented, highly organized and able to manage multiple projects/tasks simultaneously
  • Excellent communication skills (verbal and written)
  • Ability to work independently and exercise independent judgement to solve problems
  • Demonstrated ability to work as a business partner in a collaborative environment
  • Ability to multi-task and meet deadlines while working in a changing and fast-paced environment
Essential Functions
  • Assist the General Manager with day to day processes involving facility maintenance
  • Must possess the ability to analyze and determine HVAC, Electrical, Plumbing, Mechanical and Structural needs and perform basic HVAC, Electrical, Plumbing, Mechanical and Structural repairs or oversee the work of service providers
  • Maintain CMMS (Computerized Maintenance Management System), data and file retention
  • Receive, analyze, and dispatch routine and emergency maintenance/repair service requests for the Distribution Center
  • Respond to emergency service calls by dispatching the appropriate vendor and communicating appropriate information to the leadership, vendors and service providers
  • Oversee preventive maintenance programs and adjust/create as needed to ensure proper maintenance of equipment
  • Develop and leverage partnerships with vendors to ensure the Distribution Center receive timely and cost effective services possible
  • Monitor and adjust spending based on budget and facility priorities
  • Review, approve, and verify completion of service requests
  • Coordinate and manage the relationship with Store Operations and Facilities Maintenance to ensure that they are appropriately informed on facility projects
  • Monitor timely completion of 'Punch list' (errors & omissions); verify and document the substantial completion and acceptance of warranty work by contractors
Working Conditions (travel, hours, environment)
  • This position is hourly, knowing it may include hours which exceed eight hours in a day or forty hours in a week
  • Assist in dispatching and follow-up on emergency service calls after typical business hours, including but not limited to weekends.
  • Limited travel required including air and car travel
  • While performing the duties of this job, the employee is exposed to a warehouse environment and moving vehicles. The noise level in the work environment is typically quiet to moderate.
Physical/Sensory Requirements
  • Physical Work – Ability exert 30 - 60 pounds of force occasionally, and or 20-30 pounds of force frequently, and/or greater than negligible up to 20 pounds of force constantly to lift, carry push, pull, or otherwise move objects. The employee is often required to use their hands and fingers, to handle or feel. The employee is frequently required to stand, walk, reach with arms and hands, climb or balance, and to stoop, kneel, crouch or crawl.
