Community: Mill Run Place
The Maintenance position is responsible for maintaining all areas of the property and its surroundings in a professional manner and in good working order. This includes completing work orders as requested by residents through the Housing Manager, troubleshooting appliances, and coordinating with office staff to prepare units for new residents.
Responsibilities
- Maintain community grounds: clean sidewalks and entrance, sweep, remove trash, clean parking lot, leaf removal, inspect sidewalks for repair, mow and edge lawns, maintain trees, shrubs and plants, remove snow, maintain sprinkling system, fertilize as needed.
- Perform daily cleaning of common areas: Entrance vestibule (vacuum, mop, clean mats, glass, dust, wipe walls), lobby (walls, floors, light fixtures, trash, furniture, vacuum), hallways (vacuum, stain removal, dust handrails, wipe walls, dust picture frames, light fixtures), elevators (clean doors, tracks), stairwells (dust railing, clean lights, mop landing), public restrooms (inspect, empty trash, clean toilets, sinks, mirrors, floors weekly), social rooms (trash removal, vacuum, windows, lights, furniture, bookshelves).
- Maintain laundry room: clean lint screens, remove trash, clear sink drains, mop/wax floor, dust all areas.
- Floor maintenance: strips and waxes floor as needed, under direction of Manager and Housekeeping.
- Apartment reconditioning: inspect vacant units for maintenance issues, prepare for painting (remove fixtures, patch walls, cover appliances), paint apartments with brushes and rollers, clean units after painting.
- Annual apartment inspections: work with Manager to inspect units annually and perform necessary maintenance promptly.
- Emergency procedures: respond immediately to major building problems, ensure safety of residents and staff, coordinate with local authorities.
- Miscellaneous tasks: replace light bulbs, maintain water heaters, manage HVAC units in apartments, troubleshoot appliances, unclog toilets and garbage disposals, minor plumbing and electrical repairs, check fire extinguishers, carpet repair, install emergency communication units, coordinate with vendors for large projects, on-call 24/7 for emergencies, set annual maintenance budget, assist in training maintenance staff.

Education & Experience
High School Graduate or General Education Degree (GED) required.
Minimum 1 year of related experience.
Certifications & Licenses
- Technical training or maintenance certifications helpful.
- Must obtain and maintain mandatory state and federal requirements and certifications for practice or occupation.
- A valid driver's license required for traveling between locations.
Other Requirements
- General knowledge and experience in electrical, plumbing, HVAC, landscaping, carpentry and basic maintenance.
- Proficient with hand and power tools, yard care equipment.
