Summary
Responsible for performing a variety of skilled structural, plumbing, and electrical building maintenance work at aTHA site(s). Work involves the repair and replacement of items such as windows, doors, roofs, gutters, cabinets, walls, ceilings, toilets, faucets, water lines, electrical outlets, and light fixtures. Incumbents act as lead workers in completing complex tasks.
Essential Job Functions
- Troubleshoot, diagnose, and correct routine and complex maintenance needs in apartments, including work order requests.
- Troubleshoot plumbing, electrical, or HVAC problems and take corrective action, or report to supervisor and develop a plan to correct problems.
- Lead a team of mechanics in performing major projects, such as replacing plumbing fixtures, wiring, or repairing HVAC systems.
- Unstop commodes and garbage disposals, repair and replace faucets, commodes, sinks, bath accessories, and water lines.
- Replace circuit breakers, wiring, wall sockets, switches, lights, and fans.
- Install gas furnaces and heaters according to manufacturer’s specifications.
- Perform carpentry work such as changing countertops, re-hanging and adjusting doors, and repairing cabinets.
- Repair and replace floors, tiles, ceilings, etc.
- Prepare vacant units for occupancy by inspecting apartments and performing or reporting maintenance needs.
- Install and repair plumbing pipes and fixtures, including toilets, sinks, drains, valves, and controls.
- Perform general maintenance on Authority buildings and grounds, and maintain records.
- Repair and replace windows, doors, door frames, mailboxes, porches, clothesline posts, etc.
- Replace furnace filters and light bulbs.
- Perform routine and preventive maintenance.
- Review work orders and vacancy sheets.
- Inspect units periodically for maintenance needs and document findings.
- Inspect vacated apartments and complete make-ready checklists.
- Inspect hallways and common areas, ensure proper lighting and obstacle-free passage.
- Write work orders, requisitions, and reports.
- Conduct inventory of equipment, tools, parts, and materials regularly.
Knowledge, Skills, and Abilities
- Knowledge of THA policies and procedures, and physical layout of site properties.
- Knowledge of building maintenance principles, methods, tools, and materials.
- Knowledge of general building maintenance including carpentry, electrical, and plumbing.
- Knowledge of local and state building codes and OSHA practices.
- Knowledge of safety rules, accident prevention, and occupational hazards.
- Effective communication skills, both oral and written.
- Ability to establish effective working relationships with various stakeholders.
- Ability to understand and follow oral and written instructions.
- Proficiency in using maintenance tools and completing work order documentation.
- Ability to diagnose problems and complete repairs efficiently.
- Ability to maintain records, such as work orders and inventory.
- Basic proficiency with office equipment like telephones, fax, and copiers.
Minimum Qualifications
- High School diploma or GED.
- Two (2) years of specialized training or experience in construction or repair trades, or an equivalent combination of education and experience.
- Journeyman Certification in Plumbing, Electrical, or HVAC.
Other: Valid Florida Driver's License, valid CDL, insurable under the agency’s insurance policy.
