Maintenance Mechanic

M-F 7:00a - 3:30p or 7:30a - 4:00p

Salary: $48,000 - $58,000 BOE

The Maintenance Mechanic provides support for assigned buildings, including preventive maintenance (PM), emergency response, general maintenance, carpentry, plumbing, and HVAC system maintenance. The role involves performing repairs, maintenance, restoration, and replacement of various building operational components independently and with team support.

Responsibilities
  • Follow all safety policies and procedures, maintaining strict attention to detail on job sites.
  • Perform ongoing preventive and repair work orders on facility mechanical, electrical, plumbing, and other systems.
  • Utilize CMMS work order system to manage maintenance assignments efficiently.
  • Perform minor plumbing tasks such as unclogging drains and fixing water leaks.
  • Handle minor HVAC tasks like filter and belt changes.
  • Complete special tasks including painting, pressure washing, tenant services requests, and general maintenance.
  • Conduct facility rounds, report conditions affecting operations, and enter work orders for resolution.
  • Support the operations team in maintenance and repair of building components and equipment.
  • Provide excellent customer service to tenants and agencies.
  • Recognize and report safety hazards, proposing methods to eliminate them.
  • Escort vendors for routine maintenance or repairs.
  • Support after-hours building activities as required.
  • Ensure work is performed efficiently with minimal disruption.
  • Maintain a clean and safe working environment.
  • Complete all required safety trainings timely.
  • Perform other assigned tasks.
Knowledge, Skills, and Abilities
  • Team player, self-starter, with good interpersonal and communication skills.
  • Provide excellent customer service with professional communication and follow-through.
  • Understand health and safety regulations.
  • Able to work on-site for emergency response within 45 minutes.
  • Willing to be in an on-call rotation.
  • Capable of lifting 50 pounds or more.
  • Proficient in Microsoft Office, CMMS, and internet-based software.
  • Ability to diagnose, install, repair, and maintain building equipment.
Education, Certifications, and Licenses
  • Valid Tennessee Driver’s License.
  • High School Diploma or equivalent.
  • 1-3 years of relevant experience in building repair, HVAC, plumbing, or electrical work.
  • Licenses as required by jurisdiction.
  • Universal 608 refrigerant certification preferred.
