Job summary

ActivCare Living is seeking a Maintenance Manager for its 4S Ranch community. You will oversee the physical environment, lead maintenance and support teams, coordinate preventative maintenance, and work with vendors to keep the community safe and well-maintained.

The ideal candidate brings hands-on maintenance skills, supervisory experience in facilities, and a commitment to safe, high-quality residential living for seniors. This full-time role requires on-site presence and strong teamwork.

Are you a hands-on facilities professional who takes pride in keeping a building safe and running smoothly? Are you someone who can troubleshoot a problem, organize a team, and follow a project through to completion?

ActivCare 4S Ranch is looking for an experienced Maintenance Manager to oversee the physical environment of our residential memory-care community. This is an excellent opportunity for a skilled maintenance or facilities professional who enjoys being both a leader and a hands-on problem solver.

You will manage the community's maintenance and building operations, supervise housekeeping/laundry/janitorial teams, coordinate preventative maintenance and repairs, work with vendors and contractors, and help ensure our residents live in a safe, clean, comfortable, and well-maintained home.

Experience in senior living, skilled nursing, assisted living, hospitality, apartment communities, commercial facilities, or other regulated environments is valuable. We are especially interested in candidates who have demonstrated leadership ability and strong hands‑on maintenance skills.

What You'll Do

As Maintenance Manager, you will be responsible for the day-to-day condition, safety, and functionality of the community.

Schedule:

Full-time, Monday-Friday, with occasional after-hours emergency response as needed.

Facilities & Maintenance
  • Perform and coordinate building repairs, preventative maintenance, painting, carpentry, drywall, plumbing, electrical, HVAC-related maintenance, flooring/tile, hardware, fixtures, and other general repairs.
  • Inspect the community regularly and identify maintenance, safety, and repair needs before they become larger problems.
  • Maintain preventative maintenance schedules, logs, records, and documentation.
  • Oversee maintenance of facility vehicles and essential building systems.
  • Monitor hot water temperatures and maintain systems including emergency lighting, call systems, security systems, and other life‑safety equipment.
  • Coordinate outside vendors and contractors when specialized work is required.
  • Maintain appropriate supplies, tools, equipment, and inventory.
  • Help develop and manage the monthly maintenance budget.
Leadership & Team Management
  • Supervise, schedule, and support housekeeping team members.
  • Establish clear expectations and hold team members accountable for completing work safely and professionally.
  • Train, coach, and motivate staff.
  • Organize work priorities and respond effectively to maintenance requests and unexpected issues.
  • Work collaboratively with department heads and community leadership.
  • Communicate clearly with residents, families, employees, vendors, and leadership.
Safety & Regulatory Compliance
  • Help ensure the community meets applicable fire/life-safety requirements and Fire Marshal standards.
  • Follow OSHA requirements and established workplace safety practices.
  • Maintain appropriate records and documentation.
  • Ensure cleaning, sanitation, emergency preparedness, and maintenance practices support a safe residential environment.
  • Respond appropriately to emergencies and urgent building issues.
What We're Looking For

We are looking for someone who is dependable, organized, resourceful, and takes pride in keeping our community in good working order.

Required
  • This is a working supervisor role, not a desk job.
  • At least 2 years of supervisory or management experience in maintenance, facilities, building operations, property management, hospitality, healthcare, senior living, or a related field.
  • Strong hands‑on maintenance skills and the ability to diagnose and address common building problems.
  • Working knowledge of several of the following: carpentry, drywall, plumbing, electrical, HVAC, painting, flooring/tile, hardware, and general building repairs.
  • Ability to prioritize multiple maintenance needs and keep projects moving.
  • Strong organizational, recordkeeping, inventory, and communication skills.
  • Ability to lead and hold others accountable while maintaining a positive, respectful work environment.
  • Comfortable working independently and making sound decisions.
  • Ability to use common hand and power tools safely.
  • Ability to work on-site during scheduled hours and respond appropriately to urgent facility needs.
  • Authorization to work in the United States.
Preferred
  • Experience in a senior living, assisted living, memory care, skilled nursing, healthcare, hotel, apartment, or other residential/community environment.
  • Experience managing housekeeping or environmental services staff.
  • Experience coordinating vendors, contractors, inspections, or regulatory requirements.
  • Familiarity with fire/life-safety systems and preventative maintenance programs.

This position requires physical presence at the community location during all assigned working hours in order to adequately perform all duties.
