What Makes This Position Special?
The Maintenance Manager position reports directly to the Director of Environmental Services.
This role is responsible for executing both preventative and corrective maintenance procedures on the building, grounds, and equipment, ensuring a safe and aesthetically pleasing environment for residents and employees.
ESSENTIAL FUNCTIONS:
- 1. Day-to-Day Maintenance Oversight: Manages and coordinates the daily activities of all maintenance staff, including scheduling, recruiting, training, and performance management.
- 2. Maintenance Technician Responsibilities: Is able to perform the duties and responsibilities of a maintenance technician.
- 3. Work Order Management: Assigns work orders to maintenance staff and ensures the quality and safety of their work.
- 4. Assist in development and management of department budget.
- 5. Assist with renovation process.
- 6. Assist with invoice processing, variance reports, and capital expense requests.
- 7. Supports emergency preparedness and infection control protocols.
- 8. Conducts regular inspections of residents, common areas and grounds to ensure cleanliness and safety.
- 9. Inventory Management: Maintains adequate inventory of maintenance supplies. Is responsible for inventory audits, as necessary.
- 10. Effective Communication: Collaborates with the Director of Environmental Services and the Housekeeping Manager to ensure smooth departmental operations.
- 11. Works with residents and staff to ensure work is done to customers’ satisfaction.
- 12. Additional Duties: Performs other tasks as assigned to support the maintenance team and department objectives.
Experience, Education and Licensure
- 1. High school diploma or GED and 3+year of previous experience in a maintenance position or an equivalent combination of education and experience.
- 2. Managerial experience.
- 3. Certification in plumbing, electronics, HVAC, or similar discipline preferred.
Knowledge, Skills and Abilities
- 1. Considerable knowledge of repair and maintenance procedures for building structures, mechanical equipment, and maintenance procedures.
- 2. Managerial experience.
- 3. Ability and skills to use hand and power tools in a safe manner.
- 4. Ability to read and understand instructions, short correspondence and memos.
- 5. Competent in use of computer systems for effective communication and a range of other tasks.
- 6. Customer service oriented and ability to communicate effectively with a wide variety of people including residents and family members, and employees at all levels of the organization.
- 7. Must be able to lift up to 50 lbs.
