Job summary

Green Alpha Property Management in Wake Forest, NC, with a strong Southeast presence, seeks a Maintenance Manager to oversee two Columbia, SC complexes in a full-time salaried role. You will manage maintenance tasks, respond quickly to work orders, and ensure units are ready for move-ins.

The ideal candidate has HVAC, plumbing, and electrical experience, HVAC certification, and at least two years in maintenance, plus proficiency in common software.

Qualifications

• HVAC, Mechanical, Plumbing, Electrical experience required.
• HVAC certification required.
• 2+ years of maintenance experience.
• Various System Experience (Excel, Word, etc) required.
• Computer experience required.
• Driver's License and ability to drive to various properties.
• Show Legal documentation showing ability to work in the United States.

Responsibilities

• Respond timely to requests/work orders and ensure efficient problem resolution, and delegate as appropriate.
• Preventative maintenance.
• Coordinate with contractors, vendors, and landscapers to ensure a well-ran property management company.
• Ensure facilities and related systems are in good working order (HVAC, plumbing, electrical, painting, exterior, etc.)
• Ensure units are 100% ready for move in (checklists, physically visiting units, etc.)
• Update and maintain work order management through AppFolio.
• Maintain clean properties by ensuring that complexes are clear of trash and other debris.

Green Alpha Property Management is the property management business of a real estate management and commercial investment company headquartered in Wake Forest, NC and with a strong presence throughout the Southeast United States. We specialize in acquiring, managing, and enhancing commercial real estate properties with a foundation centered on improving the lives of our stakeholders. Due to our large scope of properties, there are many different avenues for career progression.

As Maintenance Manager, you will be a key piece in how we manage our rapidly growing portfolio daily. You will be the on a critical team that is responsible for helping to ensure that our tenants have the best possible rental experience. This role will primarily be responsible for handling all maintenance/repair related tasks at the apartment communities within the region to ensure our facilities are in good repair at all times. Speed is critical, so it’s important that the potential team member has a sense of urgency as work orders need to be resolved in a timely manner.

In this full-time salaried role (40 hours a week). You will be responsible for our 2 complexes in Columbia, SC. Willingness to learn is a critical trait this individual must have. Excellent Benefits and 401K Package. The salary is $55,000 per year.

Roles and Responsibilities:

Qualifications:

• HVAC certification required
• 2+ years of maintenance experience
• Various System Experience (excel, word, etc) required
• Computer experience required

• Drivers License and ability to drive to various properties
