Job summary

Corvias Corporate Services, LLC seeks a Maintenance Manager to lead day-to-day property maintenance across multiple sites, implementing sound operating and fiscal practices, managing budgets, and directing maintenance teams to deliver high-quality service for residents and partners.

The role covers trades including electrical, plumbing, HVAC, carpentry, and appliance repair, with vendor contract oversight and staff development to improve efficiency and service in a fast-paced environment.

Qualifications

  • High school diploma or equivalent; technical training preferred.
  • 4+ years multi-site property management experience of at least 500 units or 5+ years related industry experience.
  • Proven competency in electrical, plumbing, HVAC, appliance repair, carpentry, lock repairs, and general maintenance.
  • EPA Universal / Type I / Type II certification preferred.
  • Excellent interpersonal, management, and conflict resolution skills.
  • Proven budgeting, financial analysis, projections and expense control experience.
  • Proficiency in Microsoft Office, YARDI Property management software or equivalent.
  • Own basic hand and power tools; valid driver’s license.

  • Develop teams to reduce turn times and expenses while maintaining quality.
  • Analyze financial and maintenance reports and participate in annual budgeting.

How You'll Contribute to the Team:

The Maintenance Manager provides leadership and support in the day-to-day operations. The position is responsible for the implementation of sound operating and fiscal procedures, budget adherence, procurement, and development of the maintenance teams. Provide extraordinary customer service; create an environment of teamwork and a culture of accountability. The Maintenance Manager ensures uniformity of policies and procedures while being proficient in trades of maintenance to include plumbing, electrical, appliances, carpentry and HVAC.

Primary Responsibilities Include:

  • Set the tone for the highest standards of internal and external customer service to enhance resident relations/retention.
  • Meet with residents in a timely manner and work towards resolving all customer concerns at the lowest level possible and train teams to take this same approach regarding customer service.
  • Communicate regularly and effectively with all team members, encouraging open two-way dialog and honest feedback. Work towards making Corvias the best place to work through a proper balance of holding team members accountable and also creating an open door environment with the goal of inclusion of all team members
  • Ensure uniformity of policies and procedures in managing the physical aspects of the building(s), HVAC, electrical, plumbing, carpentry, appliances and amenities as well as maintaining proper inventory.
  • Solicit and evaluate maintenance contract proposals, implementation and supervision of work safety program, order all maintenance supplies through approved purchase order system, maintenance supply inventory control, ensure equipment and vehicles are maintained and safe to operate.
  • Manage the inventory, vehicles, shipping, receiving and recycling of materials and equipment between warehouse and neighborhoods.
  • Develop team members and strategies to reduce turn times and expenses while maintaining the high quality standards set by the company.
  • Implement and oversee training, team development, coach and motivate team members, provide timely feedback regarding performance management and administrate written evaluations.
  • Analyze financial and maintenance operations reports, make recommendations for improvement and implementation.
  • Prepare variance reports and participate in the preparation of the annual budget.
  • Monitor and direct maintenance operations to ensure compliance with operating procedures, processes and company guidelines.
  • Other duties as assigned.

Role Specific Requirements Include:

  • High school diploma or equivalent required, college courses or technical school training strongly preferred.
  • 4+ years of multi-site property management experience of at least 500 units or 5+ years related industry experience.
  • Proven competency and success in electrical, plumbing, HVAC, appliance repair, carpentry, lock repairs, and general maintenance.
  • Certification as a Universal or Type I /Type II technician from an Environmental Protection Agency (EPA) approved technician certification program preferred.
  • Excellent interpersonal, management, and conflict resolution skills, with a demonstrated ability to be creative and adaptable.
  • Proven success in budgeting, financial analysis, projections and expense control.
  • Proficiency in Microsoft Office, YARDI Property management software or equivalent industry related software is required.
  • Required to provide and maintain own basic hand and power tools related to work requirements.
  • Valid driver’s license required with the ability to drive company vehicles.
