Job summary

Heritage Senior Living in Wisconsin is seeking a hands-on Maintenance Manager to keep our buildings safe, comfortable, and well‑maintained for residents. You will lead maintenance across HVAC, plumbing, electrical, and carpentry, perform preventive tasks, and coordinate with vendors to address issues promptly.

You will respond to urgent maintenance needs, prioritize safety, and ensure accurate records. The role requires on‑call work and collaboration with leadership to sustain a high quality

Qualifications

• High school diploma or equivalent required.
• Minimum of three years of maintenance experience involving electrical, plumbing, HVAC, carpentry, or related building systems.
• Senior living, healthcare, multifamily housing, hospitality, commercial property, or facilities maintenance experience preferred.
• Knowledge of fire, life-safety, building, and maintenance codes preferred.
• Ability to read and interpret equipment manuals, safety information, work orders, and maintenance instructions.
• Ability to safely use hand tools, power tools, meters, and other maintenance equipment.
• Strong troubleshooting, problem‑solving, and decision‑making skills.
• Strong organizational and time‑management abilities.
• Excellent communication and customer‑service skills.
• Ability to manage conflict and resolve maintenance‑related concerns professionally.
• Ability to work independently while collaborating effectively with community leadership and employees.
• Current valid driver’s license and acceptable driving record as required.
• Willingness to participate in 24‑hour on‑call maintenance coverage as scheduled.
• Caring and respectful approach when working around older adults.
• Ability to meet applicable pre‑employment, training, and regulatory requirements.

Responsibilities

• Maintain HVAC, plumbing, electrical, and carpentry systems.
• Troubleshoot and repair building issues and coordinate outside service when necessary.
• Perform preventive maintenance and document inspections.
• Ensure safety codes compliance and manage logs.
• Respond to resident and staff work orders promptly.
• Prepare apartments and community spaces for move-ins and turnover.
• Manage maintenance operations and inventory.
• Drive and service community vehicles as needed.
• Participate in on-call rotation and after-hours emergencies.
