Responsibilities

• Oversees maintenance technicians and groundskeepers.
• Manages prioritization and execution of work order requests.
• Maintains inventory and supplies.
• Handles emergency service calls on a rotational basis.
• Ensures community grounds are clean, free of debris, and assists with seasonal work such as snow removal.
• Develops team members in maintenance skills, including appliance repair, unit make‑ready, plumbing, and HVAC troubleshooting.
• Creates and executes preventative maintenance programming.
• Manages and builds vendor relationships for the assigned asset.
• Assists in the management of capital projects.
• Supports hosting resident events and collaborates to ensure customer satisfaction scores meet company standards.

Qualifications

• High‑school degree or equivalent.
• HVAC certification required, EPA 608, and OSHA 10 certification.
• At least 2 years of residential apartment or facilities management experience.
• Experience managing a maintenance team within an urban multi‑family property.
• Proven customer‑experience delivery skills.
• Strong time‑management, decision‑making, and problem‑solving skills.
• Valid, unrestricted driver’s license and ability to operate company equipment, including golf carts and maintenance vehicles.
• Ability to operate tools and equipment safely at all times.

Physical Demands and Work Environment

Significant mobility (walking, climbing, stooping) and manual dexterity are required. The role may involve lifting up to 50lbs. and handling tools and equipment in varied environments with exposure to noise, chemicals, and temperature extremes. Outcomes include periods of standing or sitting, while performing office duties and project work.

Work Environment: Primarily on project work/sites, with some exposure to an office setting.
