Job summary

Apartment Management Consultants (AMC) is seeking a Maintenance Manager to oversee all maintenance operations and personnel at our Mesa, AZ properties. You will supervise housekeeping/custodial and grounds staff, coordinate vendor work, manage inventory, and ensure safety standards are met.

The role requires HVAC and CPO certification, 2+ years in maintenance, and strong problem-solving and relationship-building skills. On-call availability and a proactive approach are essential.

Qualifications

• HVAC, plumbing and electrical knowledge are required or preferred.
• 2+ years in handyman or maintenance role.
• Ability to maintain positive relationships with internal and external contacts.
• Self-motivated with attention to detail and discretion.

Responsibilities

• Supervise service personnel including training and evaluations.
• Schedule and supervise vendor work and oversee daily maintenance tasks.
• Oversee apartment turns, work orders, and keep areas/tools in good condition.
• Maintain inventory of supplies and equipment; ensure OSHA safety compliance.
• Be on-call for maintenance emergencies and respond to service requests.

We are currently seeking a Maintenance Manager!

Maintenance Managers are responsible for overseeing all maintenance operations and personnel while performing maintenance duties.

Responsibilities include:

• Supervise all service personnel (housekeeping/custodial and grounds personnel) which includes but is not limited to:
  • Interviewing and hiring all service personnel
  • The subsequent training of all service, housekeeping/custodial, and grounds personnel
  • Managing staff performance to include evaluation and discipline
  • Coordinating staff scheduling with the property manager
• Perform daily maintenance tasks to include apartment turns and work orders
• Clean and maintain work areas, tools, and equipment
• Take the initiative to improve processes and maintenance methods
• Maintain MSDS sheets as well as replacement logs
• Schedule and assist in the supervision and selection of all vendor work
• Be responsible for the inventory, ordering, and delivery of all necessary supplies and equipment for the service, custodial and grounds departments
• Ensure OSHA standards and company safety policies are complied with at all times
• Handle all lock-outs as a result of evictions and take responsibility for 24-hour response to service requests
• Be available to work on an on-call basis
• Report unusual or extraordinary circumstances regarding the property or residents
• Remove snow and ice as necessary
• Ensure necessary tools are on hand

Requirements:

• HVAC certification
• CPO certification
• 2+ years of experience in a handyman or maintenance role
• Knowledge in HVAC, plumbing, and electrical
• Ability to maintain positive relationships with internal and external contacts
• Self-motivated with attention to detail and an ability to exercise independent judgment and discretion

Compensation:

Full-Time $ 70,000.00 to $ 75,000.00 annually
