  • Supervise repairs and maintenance of bulk cement storage silos, pneumatic conveying systems, dust collection, screw conveyors, air compressors, loading systems, pumps, motors, gearboxes, and MCCs.
  • Coordinate emergency repairs and equipment troubleshooting.
  • Maintain accurate maintenance records using CMMS.

Job Title: Maintenance Manager – Cement Terminal
Reports To: Sr. Terminal Manager
Position Summary

The Maintenance Manager is responsible for planning, directing, and overseeing all maintenance activities at the cement terminal to ensure the safe, reliable, and efficient operation of terminal equipment and facilities. This role manages preventive, predictive, and corrective maintenance programs for mechanical, electrical, and instrumentation systems while ensuring compliance with safety, environmental, and regulatory requirements. The Maintenance Manager works closely with operations to minimize downtime, optimize equipment performance, and manage maintenance costs.

Key Responsibilities
Maintenance Management
  • Develop, implement, and continuously improve preventive and predictive maintenance programs.
  • Plan and schedule maintenance activities to maximize equipment availability and minimize operational disruptions.
  • Supervise repairs and maintenance of:
  • Bulk cement storage silos
  • Pneumatic conveying systems
  • Dust collection systems
  • Screw conveyors
  • Air compressors
  • Loading systems (truck, rail, and/or barge)
  • Pumps, motors, gearboxes, and rotating equipment
  • Electrical distribution systems and motor control centers (MCCs)
  • Coordinate emergency repairs and equipment troubleshooting.
  • Maintain accurate maintenance records using a Computerized Maintenance Management System (CMMS).
Leadership
  • Lead, coach, and develop maintenance technicians and contractors.
  • Establish work priorities and assign daily maintenance activities.
  • Ensure employees follow company policies and safe work practices.
  • Conduct performance evaluations and identify training needs.
Reliability & Continuous Improvement
  • Analyze equipment failures and implement root cause corrective actions.
  • Monitor equipment performance and recommend capital improvements.
  • Improve equipment reliability, asset life, and maintenance efficiency.
  • Manage spare parts inventory and critical equipment availability.
Safety & Environmental Compliance
  • Promote a strong safety culture with zero-injury expectations.
  • Ensure compliance with OSHA, environmental regulations, and company safety standards.
  • Administer Lockout/Tagout (LOTO), confined space entry, hot work permits, and other safe work procedures.
  • Participate in safety meetings, audits, and incident investigations.
Budget & Procurement
  • Develop and manage the annual maintenance budget.
  • Control maintenance costs while maintaining equipment reliability.
  • Source and manage outside contractors and service providers.
  • Coordinate purchasing of maintenance materials, tools, and replacement parts.
Planning & Coordination
  • Work closely with Operations to schedule maintenance during planned outages.
  • Participate in terminal improvement and expansion projects.
  • Support equipment installations, commissioning, and startup activities.
Qualifications
Education
  • Associate's or Bachelor's degree in Mechanical Engineering, Electrical Engineering, Industrial Maintenance, or a related technical field preferred.
  • Equivalent maintenance leadership experience may be considered.
Experience
  • 5–10 years of industrial maintenance experience.
  • Minimum 3 years of supervisory or management experience.
  • Experience in cement terminals, cement manufacturing, bulk material handling, aggregates, mining, or heavy industrial operations preferred.
Knowledge & Skills
  • Strong knowledge of mechanical, electrical, hydraulic, and pneumatic systems.
  • Experience with conveyors, elevators, dust collectors, compressors, pumps, and rotating equipment.
  • Working knowledge of PLC-controlled equipment and industrial automation.
  • Experience using CMMS software.
  • Strong troubleshooting and root cause analysis skills.
  • Ability to read mechanical and electrical drawings.
  • Excellent leadership, communication, and organizational skills.
  • Proficiency with Microsoft Office applications.
Physical Requirements
  • Ability to work indoors and outdoors in varying weather conditions.
  • Ability to climb ladders, stairs, and elevated platforms.
  • Ability to lift up to 50 pounds.
  • Ability to wear required personal protective equipment (PPE).
  • Ability to respond to emergency maintenance situations outside normal working hours.
Working Conditions
