Job summary

The Caretakers in Meadowdale (Gauteng region) is seeking an experienced Maintenance Manager to oversee and grow our property maintenance division. You will lead site visits, prepare costings and reports, and manage teams from site establishment to client handoff.

Ideal candidates have 8–10 years of property maintenance experience, strong communication skills, bilingual ability, and proficiency in MS Office.

Job Title: Maintenance Manager

Our company based in Meadowdale is looking for a maintenance manager to manage, grow and oversee our property maintenance division throughout the Gauteng region. This individual must be highly motivated with a very strong traceable background in the property maintenance industry. Responsibilities include creating sales through site visits, identifying property maintenance issues, and compiling reports, costings, and proposals with estimates to present to clients. Involvement in cold call sales, tender processes, networking, and corporate invites is essential. From the first contact through to site establishment and handover to maintenance teams, the manager will allocate, delegate, and manage maintenance work until final client sign-off of project.

Duties & Responsibilities

1. Site visits & identifying property maintenance issues.
2. Drafting detailed reports on findings on site.
3. Drafting costings on projects (BOQ), calculating labour and all associated costs pertaining to the project.
4. Allocating projects to the correct teams for execution.
5. Daily site visits to ensure maintenance teams are delivering quality work on each project.
6. Compiling snag lists (Punch Lists) on projects.
7. Meeting with clients (during & after business hours).
8. Identifying areas to increase growth and profitability.
9. Preparing monthly, quarterly, and annual sales forecasts and growth plans.

Desired Experience & Qualifications

1. Property Maintenance (Handyman minimum) or equivalent qualifications.
2. Previous maintenance experience – proven hands-on track record is essential.
3. At least 8-10 years’ experience in property maintenance in a similar position.
4. Fully bilingual.
5. Excellent verbal and written communication skills.
6. Full competence in the use and application of the MS Office suite programs (this will be tested).
7. Must always be professional and well-presented.
8. Own reliable transport to report to the office; company vehicle only used during business hours.
9. Clear criminal record and no pending cases.

Package & Remuneration

Dependent on industry experience +- R215,000 CTC P/A.
