Job summary

Green Alpha Property Management in Birmingham, AL is seeking a Maintenance Manager to lead daily upkeep across our regional apartment communities. You will oversee maintenance tasks to maintain property standards and respond quickly to service orders.

This is a full-time, on-site role with a focus on coordinating with contractors, ensuring HVAC/plumbing/electrical systems are in good repair, and guaranteeing units are ready for tenants. Benefits include a comprehensive package.

Qualifications

• HVAC, mechanical, plumbing or electrical experience preferred.
• Minimum 2 years of maintenance experience.
• Computer and basic software skills (Excel/Word) required.
• Valid driver's license and ability to travel between properties.
• Legal work eligibility in the United States required.

Responsibilities

• Respond timely to requests/work orders and ensure efficient problem resolution, and delegate as appropriate.
• Preventative maintenance.
• Coordinate with contractors, vendors, and landscapers to ensure a well-ran property management company.
• Ensure facilities and related systems are in good working order (HVAC, plumbing, electrical, painting, exterior, etc.)
• Ensure units are 100% ready for move in (checklists, physically visiting units, etc.)
• Update and maintain work order management through AppFolio (our in-house property management software).
• Maintain clean properties by ensuring complexes are clear of trash and other debris.

As Maintenance Manager, you will be a key piece in how we manage our rapidly growing portfolio daily. You will be the on a critical team that is responsible for helping to ensure that our tenants have the best possible rental experience. This role will primarily be responsible for handling all maintenance/repair related tasks at the apartment communities within the region to ensure our facilities are in good repair at all times. Speed is critical, so it’s important that the potential team member has a sense of urgency as work orders need to be resolved in a timely manner.

In this full-time role (40 hours a week) you will be responsible for our complex in our Birmingham, AL. Willingness to learn is a critical trait this individual must have. Salary range is $50,000 - $55,000 per year.

Roles and Responsibilities:

Qualifications:

• HVAC, Mechanical, Plumbing, Electrical experience preferred
• 2+ years of maintenance experience
• Various System Experience (excel, word, etc) required
• Computer experience required
• Strong desire to uphold personal honesty, integrity, and work ethic
• Maintains a passionate and enthusiastic attitude
• Drivers License and ability to drive to various properties
• Show Legal documentation showing ability to work in the United States
