Responsibilities

• Oversees preventive maintenance for HVAC, fire alarm, emergency call, generator, kitchen equipment, irrigation, sprinklers and walkways.
• Coordinates contractors and vendors; ensures insurance and licenses are current.
• Prioritizes work orders to meet management standards and resident satisfaction; enforces safety codes.
• Interviews, hires, trains, coaches and terminates staff in Maintenance and Housekeeping.
• Schedules and monitors staff labor within the building budget.
• Prepares apartments for new residents after move-out and coordinates patching/painting.
• Maintains exterior grounds, landscaping, snow removal and waste removal.
• Manages inventory for parts and supplies; maintains engineering files.
• Diagnoses plumbing/electrical issues and applies work within local/state codes.
• Reviews SDS and handles safety precautions for hazardous materials.
• Responds to emergencies and assists as needed; communicates with care providers and exec director.
• Fosters teamwork, takes initiative and supports colleagues beyond job duties.
• Performs other duties as assigned.

Job description

• Follows a wide preventative maintenance program designed to keep all equipment in good working order. This includes the HVAC system, fire alarm system, emergency call system, generator, kitchen equipment, irrigation system, sprinkler system, and outside walkways.
• Conducts quarterly walk-throughs to identify areas of concern and those needing attention. Coordinates engineering contractors and vendors, making sure insurance and licenses are current.
• Follows a system where work orders are prioritized and completed to meet the standards of the management company and owners as well as resident satisfaction. This includes all safety hazard identified by walk-through. Coordinates compliance with local, state, and federal building codes, SDS, OSHA, EPA regulations, and fire codes.
• Responsible for interviewing, hiring, evaluating, coaching, and terminating all staff within Maintenance and Housekeeping departments. Responsible for quality of work of housekeepers and other personnel in Maintenance.
• Schedules and monitors all staff labor within the budget of the building.
• Reviews all apartments when a resident moves out and determining what needs to be done to make it ready for a new resident. Patches and paints walls and cleans carpets. Uses move-in and move-out apartment checklists and discusses related issues with the Executive Director.
• Ensures the outside of the property is maintained, including landscaping, snow removal, and garbage/trash removal.
• Maintains inventory control for all general supplies, parts and equipment for necessary repairs and maintenance. Maintains all required engineering files.
• Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem. Works within the legal scope of local and state codes.
• Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals used and take necessary precautions.
• Assesses property damage and files property damage claims in accordance with company policy.
• Responds appropriately to resident or community emergencies by assisting as needed.
• Maintains office, shops, and mechanical areas within company standards.
• Ensures they and any employees reporting to them work in a safe manner and that unsafe actions are managed. Compliant with Safety Committee Standards. Should workplace injuries occur, the Department Heads and Directors are to assist the Executive Director when required with the investigation, return to work, and management of the injured worker communication with care provider and the management company.
