Job Title Maintenance Manager
Job Description Summary The Maintenance Manager oversees maintenance operations and infrastructure on a higher education campus, managing Work Orders for service, repair, and preventive maintenance to ensure timely and quality completion. The candidate will prioritize maintenance efforts for immediate needs, utilizing in-house and contracted resources.
Essential Duties and Responsibilities:- Manage operation and maintenance of building automation systems to ensure continuous supply of utilities such as hot and chilled water, electrical power, gas, or air.
- Diagnose and troubleshoot MEP system malfunctions to prevent failures.
- Use CMMS to manage repair, maintenance, and installation of tools, equipment, and utility systems.
- Balance routine, preventive maintenance, and project work to meet facility and client needs.
- Review new space and equipment plans, discussing service needs and modifications with clients and design engineers.
- Develop and supervise routine and preventive maintenance for all physical plant equipment including boilers, pumps, motors, cooling towers, controls, pipes, condensers, heating units, absorbers, transformers, etc.
- Provide technical assistance and training to Facilities Maintenance personnel.
- Report on work order status and loads to the Director of Buildings and Grounds.
- Support departments with repairs and improvements.
- Distribute daily and monthly work schedules.
- Perform quality assurance and accountability reporting.
- Oversee project managers, architects, engineers, and contractors for capital and non-capital projects.
- Maintain effective communication and compliance with the College’s Director of Environmental Health and Safety.
- Manage procurement of service and preventive maintenance contracts and agreements.
- Perform other duties as assigned.
Qualifications:- Proven supervisory, administrative, and communication skills. An Associate Degree or equivalent, or five years related experience/training.
- 3-5 years managerial/supervisory experience in facilities management, preferably in an academic setting.
- Experience with maintenance of chillers, boilers, thermal storage, pumps, HVAC, Building Automation Systems, Life Safety Systems, utility services, electrical power, plumbing, sewage, and HP steam systems.
- Proficiency in Microsoft Office Suite.
- Ability to work non-standard hours, including evenings, weekends, and be on-call for emergencies.
