Job Summary

The Maintenance Make Ready, Porter, Groundskeeper reports to the Property Manager and Maintenance Supervisor. The Maintenance Make Ready-Porter is responsible for preparing vacant apartments for market, maintaining the overall appearance of property grounds, models, and vacant units, and performing various duties based on business needs.

Responsibilities

1. Receive make-ready assignments; gather tools, equipment, and supplies needed to prepare an apartment for rent.
2. Clear out units, ensuring move-out forms are approved and signed.
3. Coordinate with Property Manager or Maintenance Supervisor on items left by previous tenants.
4. Evaluate carpets and vinyl; shampoo or discuss replacement if needed.
5. Inspect appliances, HVAC units, water heaters, and perform minor repairs; contact supervisors for major repairs.
6. Paint interiors and perform light exterior painting; repair holes, caulk, and touch up as needed.
7. Repair or replace baseboards, trim, locks, and check doors and windows.
8. Respond to service calls and perform after-hours duties as required.
9. Perform pool maintenance, landscaping, pressure washing, and cleaning tasks.
10. Maintain grounds, water plants, empty trash, and clean pool areas daily.
11. Ensure pool chemical levels are correct; inventory supplies and report issues.
12. Report mechanical or structural issues with pools or spas.
13. Distribute newsletters and notices door-to-door.
14. Suggest preventative maintenance and report physical problems.
15. Maintain professional and friendly relationships with colleagues and residents.
16. Follow safe work practices and represent the company professionally.
17. Perform other duties as assigned to meet community needs.

Skills and Abilities

• Experience in residential make-ready work.
• Knowledge of federal, state, and local housing laws, including Fair Housing.
• Basic skills in using hand tools and performing electrical, plumbing, painting, carpentry, and landscaping tasks.
• Understanding of safety procedures.
• Ability to assess repairs and determine necessary parts.
• Physical ability to lift and move objects over 25 pounds.
• Own tools may be required.

Education and Experience

• High school diploma or GED.
• Strong communication and organizational skills.
• At least one year of relevant experience.
