JOB SUMMARY
The Maintenance Make Ready, Porter, Groundskeeper reports to the Property Manager and Maintenance Supervisor. The Maintenance Make Ready-Porter is responsible for preparing vacant apartments for market readiness and maintaining the overall appearance of the property grounds, models, and vacant units.
DUTIES/RESPONSIBILITIES
- Receive make-ready assignments; gather all necessary tools, equipment, and supplies needed to prepare an apartment for rent.
- Clear out the unit for make ready; ensure move-out forms are approved and signed.
- Confirm with Property Manager or Maintenance Supervisor regarding items left by previous tenants that should be disposed of.
- Evaluate carpets and vinyl; shampoo as needed and discuss replacement options with supervisors.
- Check appliances and systems (air conditioning, heating, water heater); perform minor repairs or contact Maintenance Supervisor for extensive repairs.
- Paint interior apartments and perform light exterior painting; polish and varnish cabinets and woodwork; repair holes and check caulking.
- Repair or replace baseboards or trim; check doors and windows; re-key locks.
- Shampoo carpets when equipment is available.
- Respond to service calls, including after-hours emergencies, fire watch, etc.
- Perform pool maintenance and landscape duties, including pressure washing and cleaning.
- Maintain grounds daily: water plants, empty trash cans, and clean pools.
- Sweep and clean common areas and rearrange furniture as needed.
- Maintain pool chemical levels (Certified Pool Operator Certification required), manage inventory, and report shortages.
- Report issues with pools or spas to Property Manager or Maintenance Supervisor.
- Distribute newsletters and notices door-to-door.
- Suggest preventative maintenance measures and report physical problems observed.
- Maintain good working relationships with colleagues, display professionalism, and follow safe work practices.
- Perform other duties as assigned to meet community needs.
SKILLS/ABILITIES
- Experience with make-ready work at residential properties.
- Knowledge of federal, state, and local laws concerning multi-family housing and Fair Housing.
- Ability to understand instructions and operate basic hand tools.
- Skills in electrical, plumbing, painting, carpentry, and landscaping.
- Knowledge of safety procedures.
- Ability to assess repairs and determine necessary replacements in vacant apartments.
- Physical ability to lift and move objects over 25 pounds regularly.
- Own tools may be required.
EDUCATION AND EXPERIENCE
- High school diploma or GED.
- Excellent communication and organizational skills.
- At least one year of relevant experience.
