Job Summary
The Maintenance Make Ready, Porter, Groundskeeper reports to the Property Manager and Maintenance Supervisor. The role involves preparing vacant apartments for market readiness and maintaining the overall appearance of property grounds, models, and vacant units.
Duties/Responsibilities
- Receive make-ready assignments; gather tools, equipment, and supplies needed for apartment preparation.
- Clean and prepare units for new tenants, ensuring move-out forms are approved and signed.
- Identify and dispose of items left by previous residents that are not to be retained.
- Evaluate carpets and vinyl; shampoo or replace as needed after discussion with supervisors.
- Check and perform minor repairs on appliances, HVAC units, water heaters, and other fixtures; contact maintenance for major repairs.
- Paint interiors and perform light exterior painting; repair holes, caulk, and touch up walls and woodwork.
- Replace or repair baseboards, trim, doors, and locks.
- Respond to service calls, including after-hours emergencies and fire watch duties.
- Perform pool maintenance, landscape duties, including pressure washing, trash removal, watering, and cleaning.
- Maintain grounds, including sweeping, cleaning around common areas, and rearranging furniture as needed.
- Maintain chemical levels in pools (Certified Pool Operator Certification required) and inventory supplies.
- Report mechanical or structural issues observed in pools, spas, or grounds.
- Distribute newsletters and resident notices door-to-door.
- Suggest preventative maintenance and report physical problems to supervisors.
- Maintain positive relationships with colleagues and residents, adhering to safety and professional standards.
- Perform other duties as assigned to meet community needs.
Skills/Abilities
- Experience in make-ready work at residential properties.
- Knowledge of laws related to multi-family housing and Fair Housing.
- Ability to follow instructions and use basic hand tools.
- Skills in electrical, plumbing, painting, carpentry, and landscaping.
- Understanding of safety procedures.
- Ability to assess repairs and determine needed parts.
- Physical ability to lift and move objects over 25 pounds.
- Possibly required to provide personal tools.
Education and Experience
- High school diploma or GED preferred.
- Strong communication and organizational skills.
- At least one year of relevant experience preferred.
