Job summary

Rosewood Greenbrier in Charlottesville, VA is seeking a Maintenance Assistant / Floor Care Technician to support the Maintenance Director in keeping the community's physical spaces in top condition. This full-time role requires hands-on maintenance across plumbing, electrical, carpentry, painting, and HVAC tasks, with attention to safety and detail.

You will work independently on your shift within a supportive team, following OSHA guidelines and utilizing the online work order system to

Qualifications

• Must be 18 years of age or older.
• Minimum of one year maintenance-related experience including plumbing, electrical, carpentry, painting, and HVAC.
• Independent worker with effective communication and organizational skills.
• Must have positive Criminal Background Screening.
• If driving is assigned, must possess a valid driver’s license and acceptable MVR.

Responsibilities

• Assist the Maintenance Director in ensuring the Community is covered in emergencies.
• Support preventive and routine maintenance for equipment, structures and grounds.
• Inspect mechanical equipment through routine checks and inspections.
• Maintain safe, organized, and clean maintenance and storage areas.
• Maintain online work order system and delegate work orders to staff.
• Follow OSHA and company guidelines for lock out/tag out procedures.
• Perform other duties as assigned per full job description.

The primary responsibility of the Maintenance Assistant is to assist the Maintenance Director (MD) in maintaining and operating the physical aspects of the Property.

Areas of Responsibility

• Assist the MD to ensure that the Community is always covered in the event of an emergency.
• Assist the MD in the preventative and routine maintenance programs to ensure that mechanical equipment, building structures and grounds are properly maintained.
• Assist the MD in the safe operation of all mechanical equipment through routine physical inspections.
• Assist MD to ensure that all maintenance work and storage areas are maintained in a safe, organized, and clean manner.
• Assist MD in maintaining online work order system, efficiently use the system and help delegate work orders to staff.
• Follow OSHA and Company guidelines relating to lock down and tag out procedures that are approved for the Community and follow OSHA standards for safe working procedures.

Required Qualifications

• Must be a minimum of 18 years of age.
• Minimum of one (1) year maintenance-related experience including working knowledge of plumbing, electrical, carpentry, painting, and HVAC systems.
• Must be an independent worker with effective communication skills able to multi-task and be organized.
• Must have positive Criminal Background Screening.
• The Community is a drug free workplace; associates are subject to adherence to the Company Drug Free Workplace policy.
• If assigned driving responsibilities, the associate must possess and maintain a valid driver’s license and an acceptable Motor Vehicle Record (MVR) in accordance with Company Fleet Safety standards. Driving duties are incidental to the primary responsibilities of this position and may be assigned based on business needs.
• MVR reviews will be conducted at hire and periodically thereafter in accordance with Company policy. Associates who do not meet or maintain Company driving standards may be ineligible to perform driving duties; however, such determination will not automatically affect continued employment in the position where driving is not an essential function.
